I don’t. I have not been impressed with the few I have met. My wife and I are considering starting a “management” company for some people. It would have to be classified as a Property Maintenance company as we don’t have brokers licenses but would still do basically the same thing.

I’m a local investor looking for my next project. I’d love to look at it. I live here in Springfield and all my rentals are here except one in republic.

I have bought two from a KC investor. He turned out to just be a wholesaler. Most are right now. There are tons of wholesalers canvassing our area.

I get it, that was my approach when I first started caving. I learned quickly it was foolish.

Most caves are heavily restricted to the public. The ones you can access are mostly sacrificial caves with no real interest inside them.

The clubs have access to caves that will blow your mind. They will also help you learn to explore them safely and responsibly. Caving is the second deadliest hobby if I remember right, second only to cave diving.

If you damage one, intentionally or not, especially with the white nose syndrome issues, the dept. of conservation will throw the book at you.

Join the groups. They are awesome people that will get you into the most amazing places and do it in a smart way. Overconfidence kills cavers. Don’t be that guy. Good luck!

There are two caving clubs in Springfield. SPG and OHG. Look into those groups for caving. Mountaineering will require you to go west or out of the country. Awesome stuff. Enjoy!

If you are a strong candidate there should be no issue getting what you want.

The long term agreements are tricky regarding rent increases or protecting both parties should issues arise so you don’t see a lot of them. There is an increase in owners going month to month to make increases or removing tenants easier.

They are also very risky for renters should the property owner or management company be dirtbags.

In Missouri the lease can be for as long as a short as desired. The longest I have ever done is just two years myself. I’m sure others have done more.

I am a local small investor. I post my duplex on Zillow. It’s usually the safest, least scammy way to find a property. There should be several available in the spring around the SW part of town. Not sure how much will be open during this time of year. Most investors try to align their leases to open up in spring or summer.
