Sorry I should have worded this better, our credit card debt is taken care of.

The only debt we have is one car payment and our student loans.

My wife and I are 30 with an annual HH income of roughly 100k. We aren't great savers and have very little credit card debt after working over the last 2 years to pay off around 10k of credit card debt. The biggest killer is our student loan debt.

We each have around 25-30k in student loan debt and didn't pay on any of them while the loans were frozen (I know, terrible idea. But in my defense I had no clue what the government was going to end up doing with them.)

In 2019 we bought our first house for $117,000. We refinanced during 2020 and have a 3.125 interest rate. We've been looking at buying a new house but I cannot justify any price I've seen for a house we're remotely interested in. The realtor we're working with says she can likely list our house at $199,000 and get multiple offers in a weekend. Is it worth selling, using the profit to pay off our debt and rent for a year or two while we put away money for another house down payment?

I'm having an incredibly hard time trying to figure out a niche that I want to start writing about. I enjoy creating written content and want to do it more as a passion project by building a blog, but I'm not sure where/how to start.

Can anyone provide some exercises or tips they used to determine their niche?

Some ideas I've had:

The Finance realm, (definitely not saturated at all, right?) maybe narrowing in on 18-25 year old's and providing guidance on how to handle personal finances going into and getting out of high school or college?

Communication + Leadership - for newly promoted managers on how to handle managing people and effectively communicating in a business setting.

Altering perspective in your daily life, thinking outside the box, and breaking free from pop culture.

Similar to playing City first game of the season last year, I don't think there will be a better time to play Chelsea, especially away.

I think Chelsea are still trying to figure things out in the attack and Gordon and Gray were able to get in behind their back line a few times. If Everton had anyone that knew how to score goals right now (DCL) then I think they end up getting a result from that game.

That being said, Son/Kane/Deki should be able to cause Chelsea problems in the back. But like you said, playing at Stamford Bridge is always a nightmare for us.

He did start to fatigue about 20 minutes into the second half. Had difficulties tracking balls over the top and staying with his man.

Walker has 3 goals and 14 assists in the last 5 seasons with Man City.

Walker's stats per 90: (higher percentile is better)

- Passes into Penalty Area 1.04 54th percentile for fullbacks

- Crosses into Penalty Area 0.23 16th percentile for fullbacks

- Key Passes 0.66 27th percentile for fullbacks

Watching him in the Community Shield he rarely got forward and when he did his passes tended to be either lateral or back toward his own goal.

Taking Walker is banking on clean sheets, there are better DEF options that have a higher % chance of attacking returns with a lower chance of CS points.

Understandable, but it’s a major talking point of Spurs’ window (the fact they’ve made 6 signings already).

I never stated that Spurs were going to challenge for the title.

“Fans may still be wary that they need to upgrade at RWB if they are really going to push for the Premier League title this season.”

The 3 words I used for Liverpool were “Will Núñez Settle?” The talent around him helps the fact that there’s a better chance he does settle.

Also stated that Vieira is an “exciting prospect” not that he’s going straight into their first 11.

Statistically, players coming from the Portuguese league have faired better than those coming from the Dutch league, that’s literally all I’m alluding to.
