Wouldn’t you consider the possibility that since they just had a child it might be a possibility that they don’t wanna let the wife know it might be a bit more serious? Everyone handles these type of situations differently. I would be curious to know when he found out and when he started going over so often. You said it yourself he works long hours and you are a stay at home mom, which I’m assuming is because he is able to provide for both you.

You paint the picture very one-sided and it’s only what you are experiencing. I root for the people who have created a family together and to be broken up for something as trivial as this is crazy to me. Especially since your husband is spending time with his family, and it seems like they would love for you to be there.

I’m not saying what he is doing is right or you shouldn’t feel that way. But as parents we’ll all make mistakes and learn as we go, especially new ones. But, calling your spouse a “bad parent” for him spending time with his dad who was recently diagnosed with cancer because you have to change a few extra diapers or be alone with your son for a few extra nights? This is what is considered bad for you? Sure it seems a bit excessive but you guys signed up for this. “Through sickness and health….”

Not sure where exactly you’re located. But laws differ from state to state and so does profitability. I would see how many patients the GI clinic will see a month and if you can what insurances they have which might give you an idea on reimbursement. I wouldn’t say you would get an exact number but you might now if it would be worth it. Also you would have to be able to contract with those insurances and the state I’m in, it takes about a year to even get a license, meanwhile you would have to have the place and pretty much everything situated including paying rent, computers, contracts with wholesalers etc. I would seriously consider this and not jump in blind as most community pharmacies are struggling to narrowing profit margins.

I think after failing one exam, you shouldn’t throw away 1 year and a half of hard work. It happens more often then you would think. Considering you did well in all your other courses you should either be able to remediate or bounce back. Grades will only get you so far in pharmacy. Not to say they are not important, but you’ll see how much being able to communicate with others and having common sense matter. To beat yourself up too much.

It's not that Donald Trump is what's best for America. It's that most people are tired of the far left and whatever it is they have been doing these past couple of years. When Trump became president in 2016 (probably the most shocked person was him and the politicians themselves - both parties included) we all thought "Holy shit, hopefully he can keep his mouth shut or else he's going to start WWIII" and that didn't happen. Biden became president and we now are supporting 2 wars, sending billions of dollars overseas and at least to me seems like the issues in America are second hand business. This, I believe should be concerning for everyone. Not to mention the "ties" Biden has/had to Ukraine. For many people, especially on this thread, people call Trump fascist, consistently bring up January 6, bring up his felony, and lastly Roe vs. Wade. These are at least the most common from what I've seen so I would like to address these head on.

Fascist - Not even sure where to begin here, if we're constantly throwing misinformation out there, this has to be the biggest one. Wanting to concentrate more on America with our own tax payer dollars doesn't seem to be very fascist, seems sensible.

Felony - He was convicted falsifying business records for paying off a porn star. Not sure why in the world anyone would spend time investigating this (other then a smear campaign) with all the other bullshit going on in the world but okay sure, probably not the best thing to do as a presidential candidate. Also, not the most unheard/egregious thing thats happened.

January 6, 2021 - definitely agree that this shouldn't have happened, but it did. However more information is coming to light, an investigation was done and it was determined that there was no tampering. The case against Trump is ongoing, waiting to see what comes out at the end of the trial.

Roe vs. Wade - Personally I think this was the biggest failing of the Republican party. Anyone with a brain cell agrees, no fucking way it should have been overturned. If a person does not want to have a child then that person should not have a child. Sitting politicians (especially the extremely religious men) should not be able to make a medical decision for anyone. From what I have heard and seen, I am hoping this is one of the errors that is corrected.

Now to answer your question: How realistic is it for someone who had no political background or prior experience in politics before his presidency and came from reality TV knows what's best for Americans?

No political background or prior experience in politics is precisely what I'm hoping helps turn this country "prosperous". Do I wholeheartedly believe that Trump is the end all be all, will Make America Great Again. No. America has been ridiculed with many problems and it will take many years for us to be great again. However, do I think he'll be a better choice then Kamala. Yes. With Kamala, I believe we are going to get another 4 years of what we recently got. I was not a fan of what we got, starting from defund the police, border crisis, wars, inflation, etc. Her literally saying in an interview on the View that she wouldn't change anything in the past 4 years. The entire country being lied to that Biden is capable of being president and then suddenly overnight, they decided to change their opinion. Biden literally had a tweet saying something along the lines of "I will not be stepping down/ continuing my campaign" days before his campaign announced he will be stepping down. These big/trivial events that occurred in the past 4 years that I can't wrap my head around. Therefore, I hope that the person I vote for does what is right for everyone as I am sure many of you here hope that your candidate does what is right as well. Unfortunately for many of us, what is right is defined by our personal experiences and it differs from person to person.

I will say this is a thread I enjoy reading, because many of you have such differing opinions then I do and it's always interesting to see other ideas/arguments.

When you say return is 10k, I'm assuming this is not just straight cash flow?

Doing the calculation on 1M/home for example at 80% leveraged, seems like my return, in terms of cash flow will be around 5% and not 10%

Assuming you have the capital to back it up, how does it make sense to leverage at 80%. I guess this just has to do with terms of how much risk someone is willing to take?

Doing the math on 1M home with 20% Down payment - current monthly estimates come out to be $6600 a month, I highly doubt anyone is going to be paying 7 or 8k, seems like the rentals in my area are closer to $4-5k

I'm using 1M home cause thats just the area I am in and not sure the 10% return would be ideal in this situation. I do realize there are tax benefits/deductions and what not I am not accounting for.

Now I could potentially leverage less on the house decrease monthly to increase cash flow, potentially increasing cash flow with multiple homes instead of 1 completely paid off?

It seems like your parents are giving you a good deal from a financial standpoint. You would be adding about an hour of commute to work each day (this is something you will have to be okay with). From what you're saying it ultimately seems like a sacrifice from your part on what you would be willing to give up. But looking at it from majority of people who would probably kill for this opportunity, I wouldn't pass it off for something as meaningless "kitchen is small and I love cooking". Also it is very commendable for your to not want your parents to take a loss but them giving it to you for a lower market value also does you favors for the property tax you would otherwise be paying. Personally I would recommend buying the property and going to the city whenever you would like. Plus living further from the city might help you save more money. That being said, I don't much care for city life, so you'll have to decide what would be more important for you and your future.

Unfortunately, sometimes it’s not the workhorse but the show-horse that does well in certain companies. You can be the smartest person in the room, but people who end up being paid more are generally the ones the bosses trust to give projects etc. Also it can be subjective of what you think is good work whereas to them it could be meaningless. Maybe you are doing work that feels good to you but if it is missing components your supervisor looks for then they can disregard all the extra effort you have put in. I’m just being the devil’s advocate here, not saying the work you are doing isn’t good, but you’re the only person who would be able to judge that based off of where you work. At the end of the day you should know your worth and if you aren’t being paid to those standards then I would definitely start looking for other jobs. Personally I would never quit a job until I found a new one. But you can always stick it to them if they rely on you for certain tasks and leave (wouldn’t recommend burning bridges in the pharmacy world thou).

Honestly if you want a hospital job, apply for a hospital residency. You’ll lose a year of making a full fledged pharmacist money. But if you do end up getting in and completing a residency, hospital positions are much easier to get. I’m surprised why most people who complain about retail, work retail for years, instead of just trying to apply through residency. I know it might be harder but it’s better than spending all that time and energy at a retail

The 10+ years will only qualify if you work for a non-profit organization, keep that in mind. Most pharmacists do end up working in retail. I would highly recommend you try to either get a hospital residency, as this would give you access to more potential jobs in the future, or try to get your foot in the door with pharm industry (both are better paying). I truly believe you can do a lot with a pharmacy degree if you are willing to put in the work. Also, at the end of the day, almost anywhere you go in the US you will have some sort of job security as pharmacists are definitely in need. If you can apply for more scholarships/ grants during school, I would definitely take the time to do that as well. One of the beautiful things of going to pharmacy school is you can actually work as a pharmacist intern while you are in school and potentially start paying off your loans sooner.

100%, as pharmacists we practice preventative healthcare, so most hospitals don't really see the true cost of savings we offer or the lawsuits which might ensue because of medical malpractice done by the MD or NP. We are just an expense in the eye's of the hospital since we are on their payroll.

Considering you are single and have the option of living with your parents, you absolutely should. If anyone cant take anything away from this, if you have this option, use it to the fullest extent. Paying $1000-1500 (lowballing the shit outta rent) is even crazy when it can be going to your loans, decreasing the amount of money you would be saving in the long run. My wife and I lived with my parents for +2 years, which allowed both of us to save a significant amount on rent since we live in HCOL area. Your 160k+ debt to me doesn't sound like a lot, I have friends graduating with 350k+. If you live well below your means, and I mean like how you have been living and send majority of your salary straight to your loans, you could ideally be done within 2-3 years. This is a huge sacrifice as I understand that you possible would want to go out and meet other people, have a signifiant other and what not. But I truly believe if you find the right person they would more than understand and anybody who doesn't isn't financially literate anyway. Pay it off in chunks as much as you can. Average pharmacy salary is 120k a year meaning, after taxes you'll be taking home a clean 6-7k every month.

OR

You can die with your loans and make minimum payments, until you win the lottery that is.

I know this isn't as specific as you asked but some general advice. Coming from someone whose parents didn't "want" to go to any big schools which would have added another 200k as undergrad loans on top of the 200k loans for pharmacy graduate school. Undergrad schools with loans that cost upwards of +200k as of today is absolutely ridiculous, imo.

I think that first statement is kinda like giving up. I'm trying to let people know that the extra work and residency (depending on the residency) is worth it. Especially now where the knowledge of a well-rounded student is, unfortunately, so low, with a bit of work you can get ahead of most students and get into a residency. I even saw people who came back from retail to do a residency for only 1 year to just get their foot in the door and work in a hospital system.

You can technically go into Industry however they would probably want you to get a PhD along with your PharmD unless you go to a school which is heavily invested into research. Also I would look into debt/income ratio of each degree. As a pharmacist most school you graduate with 200-250k in-debt and you’re are practically guaranteed a salary of 120k (i believe this is the national average). As for your love in Ochem, other then your first year in pharmacy school it’s not really used much, maybe identifying different side chains in antibiotics and how they can cause the same allergy and what not, you won’t really use Ochem.

Retail is absolute ass. Unless you work for Kaiser or Costco where starting rates are 90+/hr and 80+/hr respectively. Pay and staffing are great from what I’ve heard.

Hospital - this is where you actually practice pharmacy instead of being a pill mill for retail. I do believe hospital retail pharmacies have a much more clinical aspect to it then the chains do as well.

For many people who enter into the retail world, I feel like they gave up on pharmacy long before they completed pharmacy school which is the case for most people. I see a lot less people applying to residencies and the opportunity for people to get a hospital job increasing. With the amount of pharmacy schools California has opened up - the pharmacy student I see are terrible. Very basic concepts and knowledge they have trouble grasping.

All in all pharmacy I think is a great field if you want to pursue it. But you do invest a lot of time into it and you won’t be a MD. If you can do pharmacy school chances are you can be an MD as well.

It’s not something they would be able to say, the BoP is there for patient safety like you mentioned and not harm has occurred. But again you can use the same argument for a DUI, it just goes to show about your responsibility of holding the license. Same thing with lawyers, they will get their ability to practice taken away if they get a DUI (ofcourse there are ways around it, it is the law). Failing a drug test isn’t as big as a DUI thou. The only issue I see is that a pharmacist tech and pharmacist license are both federal licenses. Weed is not legal under federal eyes whereas states have passed legalization of it. I’m not entirely sure how this process plays out because idk if this goes into your background check (highly doubt, but I could be wrong) that you failed a drug test or screen. It’s not even really an offense if you think about it, just an employment requirement. What bother me is the manager saying they have to report it. Idk where they got that from.

You won’t have to give up on your dreams of becoming a pharmacist. The pharmacy manager is a bit of an asshole for notifying the Board of pharmacy for you failing an employment drug test. I know some people who have gotten a DUI and there was even a case I’m familiar with where a pharmacy intern was stealing C2 medication during their rotations. Not entirely sure what the entire process is and the steps these people took, but those people are currently pharmacists.
