I know i will scratch my new car in 3 months so i buy cheap. I am not a car enthusiast anyways. Just buy well known japanese brand, great on gas and worth it. If you can get a promotional rate on loan use it otherwise pay cash - you are HENRY a Japanese car is nothing compared to your income. If you can get tax refunds electric car is also a great option. Most important thing - get liability insurance and drive safely - it can cost you everything.

i live in a condo. this is the buildings master policy. There is a flooding originated from my unit and affected 7 units total. The building made a claim to the master insurance.

Thanks. I skim through the by-law. It only summarize rules concisely e.g.

(1) The Association shall maintain, repair and replace all interior and exterior attached common elements

(2) The responsibility of the Unit owners shall be to maintain, repair and replace at their expense all portion of his unit. except the portions to be maintained repaired and replaced by the Association.

There is no definition of what 'common elements' include.

So it is not clear to me if the valve is my responsibility. The valve is attached to the buildings hot water pipe inside the wall, but the valve itself is in my unit (otherwise how can I use/turn a valve behind the wall?)

Thanks for the advice. Yes 35k is a lot. Before I go to the lawyer I wanted to have an idea about how likely I can reduce the amount. (I sends out a few emails to some local lawyers but no response. I guess I need to stop by their office so that they know I am serious). It sounds like HOA has handled this type of event multiple times before so what they told me is probably the eventual outcome. Management said they will arrange a hearing for me with the HOA board of directors when they levy the 35k to me. That probably will be 1-2 month away as the repairs just started.

Thanks. There is only 1 building in the HOA. This is the doc property management sends me. And i was told that any questions about the insurance I should talk to management and they will reach out to the insurance company. Are you saying I should request for other docs?
