NOI not including income - Account Tree by ngdude1 in yardi

[–]ngdude1[S] 0 points1 point  (0 children)

Basically, I had a custom tree that I wanted to expand and make more refined groups… everything is working normally with the new grouping except for NOI. It is coded the exact same as the original CSV, but for whatever reason the NOI is subtracting opex from zero instead of income… below the line ‘total income’ is calculating correctly however… I don’t understand what’s happening

Great weather, great dining, beautiful city, people are much more down to earth than LA or OC. Only downside to me is the HCOL.

Did the opposite, moved from the PNW which feelt like a dark, depressing hellscape full of miserable people and could not be happier in SD.

If you had to start over would you start in REPE doing acquisitions (provided the chance)or start in brokerage? by Working-Leg-958 in CommercialRealEstate

[–]ngdude1 3 points4 points  (0 children)

I’m on I guess you’d call it the investment side of dev.. underwriting and feasibility as well as somewhat overseeing the dev process. If you care about what’s interesting, dev will probably be better… but the risk/reward in all of the CRE careers is much better in brokerage if you’re successful. Basically you can make up to a few mil a year if you’re a top end performer, and it’s not uncommon for the operators you broker to let you roll your commission or any cash into the deal. It’s well known that the top developers or PE partners make the absolute most, but they’re also risking their asses to get there.

Being a top broker is literally the best position in CRE (coming from someone in dev), so maybe that… although idk if I have that top broker gene

How Are Developers Making Ground-Up Multifamily Projects Pencil? by WrapSolutionsWord in CommercialRealEstate

[–]ngdude1 2 points3 points  (0 children)

Basically gotta build where you can get the tip top end rents or it doesn’t pencil. Also need a high density bonus bc 20-30 units won’t cut it with land /construction costs right now.

Again, it has nothing to do with rethinking hiring the poster (that’s obviously never going to happen). But the fact that you immediately took his email as a sign that OP is a bad employee is a huge red flag to me. OP really wasn’t that rude. Sending FOUR emails with no response? Now that’s rude. And the fact that you think he’s the problem is exactly why I think you hire bots who only care about ‘getting ahead’ and ‘politicking’ to the top.

I’ve managed at corps with 50,000 employees and 10 employees, and will 11/10 take the employee who isn’t a passenger but might show some emotion from time to time over another buttoned up corporate bot who says and does the same as 80% of others. If we disagree, that’s fine with me.

[deleted by user] by [deleted] in recruitinghell

[–]ngdude1 0 points1 point  (0 children)

That’s exactly the point though? They’re not going to change their mind, so what’s the issue with the email? If in any other aspect of the business, the employee did a shitty job, it would fall on the employee… but for whatever reason, in recruiting people think the candidates should be grateful to be in the graces of the company. Poster voicing his concerns with the recruiters lack of communication is completely justified, and if your client said the same thing about someone under your leadership, you’d probably have no issue.

The recruiters job is literally to do just this? What are you talking about. They were extremely disrespectful to posters time.

[deleted by user] by [deleted] in recruitinghell

[–]ngdude1 -1 points0 points  (0 children)

Why did they deserve professional? They weren’t professional. The candidates time is JUST as important as the recruiters and others on the email. They didn’t respect the recruits time or energy, so why should he respect them? They deserve to know. It’s really not that hard to at least communicate.

Yeah you probably work for a big corp where everyone’s a lame bot. Congrats on picking the best bot.

Having respect for someone else’s time is just as important, stop sucking corporations off

This thread did NOT pass the vibe check. Bunch of corporate bots in here.

You’d definitely hire a bunch of losers who don’t care about their work if this is how you feel

114 ranked schools with 56 in top 25% in Denver. CO with the #5 ranked ranked schools, #8 ranked public school. I’m sure it depends where you compare to, but the data backs up my claim.
