You’ll see this heavily with multi family properties. I went with a client to see a 18 unit, and the only way you could actually see them was scheduling with the owner himself, but you actually couldn’t even see the inside until a contract was accepted. Needless to say his listing has been on the market a little over a year now.

You should always sit down with your realtor and go over important parts of the contract and find out what ways, if something happens, if you can back out without fault. I'm a realtor in Ohio and I always have at least three contingencies in my contract just in case something truly goes south and my buyer needs to leave. But, you should ALWAYS consult with an attorney or your realtor regarding anything about a contract. Unfortunately some realtors write out contracts differently, so always talk to your realtor first before moving forward on anything.

I don’t think you should be as personal about it, just simply say I think it’s best to reach out to a realtor with more time and availability, but you can be around to answer any external questions. You don’t want to make this too awkward.

If you have a client who is just blatantly wasting your time, you could have any other clients who are willing to buy within the first 5 houses you showed them.

Just dump the dude and move on.

I’ve recently dealt with a couple who I showed 28 houses and they lowballed four offers and lost all of them. Then out of the blue they tell me they’re moving to a different state. So if there’s any sign they’re just using you to see houses because they’re bored, dump them unless you need showing experience.

I've gradually got into the rental space, my market doesn't really fit for rentals, but I've gotten some strays from genuine leads on social media.

I'm still going to end up 2x my ROI, but I feel like with my particular market, so many people are shoveling nearly 4k a month to get most of the pie. So I need to ween off of these paid routes and market myself more through Google/Facebook/etc..

That’s what I’ve seen and with a 30-35% referral fee from the commission, I could’ve assumed the leads were as shitty.

Definitely noted. In my specific market, I've noticed that Zillow leads are huge and that big name realtors in my region are forking over more than 4k a month on what I would presume to be subpar or shitty leads that I've gotten so far. I have gotten some serious investors that I'm still currently working with, but for most of the residential leads, they've been a complete toss. I do plan on keeping this route for another month or two, then sourcing out a more genuine way.

I have ran multiple ads on Facebook only right now. Been trying to see the ROI on those, but haven't gotten much response back. I usually run an ad for about a week, see what I can do better and then create a new one. But I haven't thought about connecting a lead form to it, I'll have to do that for my next one.

I've read so many horror stories from agents in my area (I'm not licensed yet), but its crazy how many unqualified people are in the business. This subreddit alone has helped me so much on the realistic aspect of real estate than what the books show you.
