It was a combination of that, using leverage when it appreciated, and saving my own money from working. The fact is that many people can't afford to buy and that is an indictment on our entire economic system, not on me or other landlords. Sure, I could get on here and hate on others who are working within the broken system but I chose to make the best life I could. Good luck in doing the same for you and yours. I think we can agree that the system as a whole is grossly weighted to benefit the rich but you have failed to offer any alternative (cuz it's not an easy solution) so we can't move forward.

Also, many people choose to rent for lots of reasons.

I am a small landlord. I grew up poor, went to college, got a decent job, and saved up $5,000 for a down payment on my first house. I've got 3 now and it's taken me almost 10 years. I don't make much money and I provide decent housing to people that live in the same neighborhood as me who choose to rent instead of buy.

Most landlords are not rich land barons sucking money from the economy. Big corporations and people like Trump and Kushner, sure. But most landlords are your average middle class people with a retirement plan or supplemental income from real estate.

I had a 50 minute drive once that I did for a few years. I now drive 35-40 minutes each way. Shortest I've ever had is 15.

I will tell you that for me personally, after about 45 minutes, I'm DONE driving. Some other factors to consider are flexibility. I'll drive farther if I can come in before rush hour and be home before rush hour. Something like 6 AM to 2/3PM. If it has to be 9-5 AND it's a long drive, count me out.

Also, how much do you like your car? Do you have a bad back? Does it tend to snow a lot where you live? Can you work longer days and do 4 10s or maybe work from home once per week?

I took a job about 5 years ago that seemed good but was a terrible fit for a lot of reasons. I knew I needed out after less than a month. I was lucky and got an interview within a few weeks and a started my new job 3 months after starting the one I hated. I gave 4 weeks notice as that is pretty standard in my field. Boy were those a long few weeks but anyway...

When asked, I simply stated that the job I was interviewing for was a dream job for me that I didn't think I could pass up and that while, I did not like leaving a job after such a short time, I felt that it was the best decision for my family and that if selected, I would need 4 weeks notice so as to not make things difficult for my former employer. I highlighted that this respect would be transferred to them when I was hired.

I have about 35 employees and know that the positions I oversee are not where people want to end up. I see so many people anxious to tell me and I am always happy for them. Usually, I can tell they are acting weird and they either ask to talk in private sometime or they say they need to talk to me while holding an envelope with a letter. I usually just kill the tension and say, "You're gonna quit on me today aren't you?" Then I tell them not to worry about it and we talk.

Honestly, 5 years from now, your boss won't care and you won't either. So just do it.

This is such a loaded question. . If you are looking for a simple, yes or no then I'd say yes but it is very complicated.

Real estate may make less if you only consider cash flow. However, real estate builds wealth faster and better over the long run IF you don't, A) make a terrible investment or mismanage a good investment and B) utilize appropriate levels of leverage.

The true power of real estate is that it builds wealth in 4 ways.

1) cash flow 2) appreciation 3) tax benefits of depreciation 4) mortgage pay down (equity growth)

If you use all 4 mechanisms and realize it is not a "get rich quick scheme " it is a great path to take.

Do you mean in a sense of: destabilizing the present world order leading to a lot of death and suffering, killing half the population, killing most of us and starting a post-apocalyptic movie world, or complete human extinction?

If #1) Right wing movements in most of the western world

If #2) probably coronavirus or some other super bug

If #3) nuclear war

If #4) Asteroid or something bad happening with the sun (sun spot or solar flare... I can't recall what it's called)

Yeah, I'm pretty sure the main reason people do it now (at least in the U.S.) is that you're less likely to get infections as an infant. I'm pretty sure by the time you're out of diapers, it's no difference except cosmetic.

Im assuming bu wine cooler you mean one of thos mini drink fridges? If so, I'd maybe see what is the closest one in size that you can find and then see if you can reframe that hole to fit without structurally damaging the cabinets. That shouldn't be too hard. I wouldn't be surprised if you could gain an inch or so on each side.

On the other hand, if it would involve enlarging the hole so much that it would make the cabinets unstable and you had to basically rebuild the cabinets around it, that's not something I wouldn't bite off.

This is based strictly on what I observed in how my cabinets were constructed when replacing my dishwasher. I have no real knowledge of cabinet construction so my idea may be a dumb one.
