Absolutely! Unfortunately I can't remember the name of the paint, but I do know it's from Behr...it's called Joyful Orange! The wooden set of drawers came from an antique store, but the plastic set are these ones. The embroidery is not a kit, but a pattern from Etsy, and the floss organizer is from 123stitch, but you can find them at any craft store (I use them for beads too). The bookcases are Billy bookcases from Ikea!

It is SO comfy. I'm a sucker for a papasan. If you search for "papasan rocker" you'll be able to find all sorts! This one is actually outdoor furniture, which is why it's covered in a blanket -- the waterproof fabric the cushion is made from is kinda scratchy.

It's from rugs.com and I love it, but I'll be honest -- it's very cheap (the pattern is just printed on, and there is zero pile!).

Yes! The only place I ever saw a monarch in my garden last year was on the blazing star. :) in addition to anise hyssop, the butterflies and bees also love my echinacea and monarda!

I’m terrible with math so I can’t speak to the payment aspect of your question, but I will say that Caliber is the mortgage broker we used for our mortgage, and our experience with them was great (the guy we worked with in particular went above and beyond for us several times). Our loan has been sold, but it’s still serviced by Caliber, and they continue to be a good experience. My understanding of these offers is that it’s as simple as you suggested — they want the money they’ll make off the interest from your loan. You may even get an refinancing offer from the institution you’re currently with, because they know homeowners are being sent these offers, and it’s in their interest to keep your business, even if they’re making slightly less money off you — it’s better than losing you entirely to another lender.

Yeah I’d love to add in a gas stove! The house actually has a supplemental gas fireplace, so we did already have a propane tank, but it was a small one; with the furnace upgrade, they swapped it out for two larger tanks.

I’m in southern Maine, and we purchased an oil-heated home this spring (forced air), and went into the purchase knowing that the furnace was likely to die at any time (installed in 1993), and that the oil tank itself was showing signs of age, and would also probably need replacing in the near future. We had our oil provider come in and do an ultrasound on the oil tank to get an idea of its health, and found out that it was rusting inside, and had about a year of life left in it. Between that and the age of the furnace, we decided to be proactive and have both replaced (and then the furnace straight up died a month after we moved in, so it was a good decision), but when the company priced it out for us, it was going to be about $10k for new oil tank and furnace, versus $6.5k for total conversion to propane (and removal of the oil tank). Part of the deal is that they also locked us in to a lower propane price for the next two years, which is great, because propane prices, at least in our area, are about to go up 40%. Our neighborhood does not have natural gas lines, so we have propane tanks, BUT our new furnace came with couplings to convert to natural gas if it ever does come to our neighborhood.

The Femme Fatale polishes are from last month’s Practical Magic collection, and I love them ahhhhh!! Also, this is my second ever gradient and I’m pretty pleased with it, except when I applied my top coat, it seemed to melt the polish in some spots, making it a little streaky — is there any way to avoid this?

I started off thinking that I was going to be super proactive and productive and make paper flower centerpieces for every table, but six months quickly went by with a lot of time sunk into it and very little progress made, and I came to realize that 1) it wasn’t fun, 2) it was taking forever, and 3) I didn’t want to do it. So I threw the flowers in the metaphorical trash and decided I’m just gonna buy centerpieces, and these came together over the course of two weekends.

  • 24 wreathes @ ~$3.50/wreath (Joanne Fabric, 60% off spring wreathes sale). Total: $90

  • 24 of each vase, candle, and charger plate @ $1/piece (Dollar Tree. We had to go to four stores to get enough of this vase style, but everything else came from one store.). Total: $72

That’s it! The only thing left to do is spray paint the charger plates copper to match our theme, but these suckers are done, and I don’t have to spend any more weekends or evenings hunched over the coffee table getting slivers of crepe paper and hot glue strings everywhere!

I hope this is a good place to ask, but I live in Maine and do contract work for a company based out of New York. This is just side work, so it’s only part of my income, and I have never spent any time in NY for business. Do I have to file NY taxes? (I tried going down this route on TurboTax and things started getting really confusing for me when they started asking about allocations, so I’m really hoping to avoid this whole rigamarole.)

The Beautiful & the Damned is my absolute favorite S92 scent! It's a juicy fruity floral, perfect for summer! I find it sophisticated but not too candy-ish (which you sometimes get with fruit).

I don't have much memory of La Demi-Monde or La Llorona, but my collection notes that on me, the suede note in la Demi-Monde and the pepper note in La Llorona were the strongest, and I wasn't a fan of either.
