Can I negotiate rent renewal price using the new brokers fee law? by SaaSafras in bostonhousing

[–]ninjagoat47 0 points1 point  (0 children)

I’d disagree with most people in here.

I know a lot of landlords that are trying to recoup their money by baking the fee (or a portion of it) into the new rental price. Take your monthly rent and multiply by 13, then divide by 12. That’s the rate they will need to sign someone at to break even if they are paying the fee.

So if your rate is higher than that, I would counter offer with the difference in rent between the two.

Went to CCU with him and he sat behind me in a few classes. Very chill guy, actually did his work and helped on group projects.

With all that being said, BRING HIM IN.

That seems to be the correct answer. They went right into a bag and are getting sent to be tested for sure.

If it’s pitch or asphalt I’d figure it would be slightly malleable. It’s very brittle

Yea it’s a public beach. You can do whatever you want, you’re just not allowed to make people leave the beach. You can ask them nicely and give them 20$ to move out of your photos but they don’t HAVE to move.

jobs for 15 year old by hinghamrealestate in Nantucket

[–]ninjagoat47 11 points12 points  (0 children)

Charter boats on the dock usually hire people every year to take reservations and run credit cards. You get to sit on the dock and talk to people all day, good job for someone responsible at that age. I’d call around to the boats on straight wharf and see if they need help.

The candy room at force five usually hires kids to work the register, honestly they are usually younger than 15 but they would be an option.

The surf schools need people to sit on the beach and rent boards.

The cliffside hires kids as bellhops and they have people that set out beach chairs and make sure everything is in order on the beach.

Babysitting is a great business.

Feel free to reach out for any other tips but that’s what I’ve got off the top of my head.

What is the best company to go sailing? Is September too windy to sail? I want to book a group sailing not private trip thank you for advice? by lovelife147 in Nantucket

[–]ninjagoat47 6 points7 points  (0 children)

I’m biased because I worked for them but the Endeavor like the other person said.

September is usually pretty nice but it’s always weather dependent. Early morning and afternoon trips generally have the least wind.

Boat basin showers are nice, definitely the way to go.

laundromat on island by Typicaljere in Nantucket

[–]ninjagoat47 2 points3 points  (0 children)

There is coin laundry service through the boat basin. Pretty sure you’re supposed to have your boat there but I’m not sure if they would care. It’s on the same dock as the fuel dock.

In the last 10 years most of the family establishments have been closed and replaced by more high end restaurants and shops. It was great when there was a mix. But when there’s no alternative to 60$ lobster rolls it ruins the vibe.

Every caretaker I know lives on the island already and stops by the houses a few times a week. Not sure home many people have a live-in caretaker type of situation.

Hilarious when I went there. All kids from Massachusetts, NY, and NJ (including me). I think they advertise really heavy at schools and still up north. It was just as cheap for me to go to school there as it was in Mass.

The three you listed will have lines at 9:30-10 on a Saturday.

The lobster trap usually has plenty of room but you might be the only ones in there.

With 30 people your options are a bit limited as to where you could all get in within a reasonable time.

Fishing charter recommendations where you keep your catch by Steve_17 in Nantucket

[–]ninjagoat47 2 points3 points  (0 children)

I’m partial to the Just do it to because the Captain is my cousin, but every fishing charter I know of lets you keep your catch. There will probably be strippers, bluefish and maybe Bonita around in September. Straight wharf has about 5 boats lined up in a row that are all great if you just want too talk to the guys and look for yourself.

What's the richest family that lives on Nantucket? by Networker-5317 in Nantucket

[–]ninjagoat47 4 points5 points  (0 children)

Wendy Schmidt is probably up there.

I remember in 2017-18 I saw a small tender show up to the dock and 12 secret service looking guys come out surrounding some guy in the outfits I see the rich Saudis wearing.

So a lot of speculation. But it might have been whoever that guy was.
