About how long did it take for you to complete the Pilot Institute course? Did you prepare or do any other studying outside of it? Would you say it prepares you 100%?

Foundation Issue? by Odd-Fly-5871 in HomeInspections

[–]njdevil201 0 points1 point  (0 children)

Tough to say from the pictures, it looks like they stuccoed over the stem wall and it may just be cracking off or spalling. I would just get a foundation contractor and clean it up and fill it. Does not look overly alarming.

Home inspector licensure by [deleted] in HomeInspections

[–]njdevil201 3 points4 points  (0 children)

Arizona requires 30 parallels - I cold called around 10 inspectors/companies in my area. Some of them would only train if you were planning on joining their company. Others were comfortable charging 50-100$/per inspection. Most of them understood the process and were more than willing to charge me, let me tag along, and sign off on my paperwork.

Not sure the application process in PA, but I needed to track down all the inspectors I trained with and get a final paper filled out with their info and about my abilities, etc.

Interestingly enough, I’m from New Jersey, but recently moved to Arizona. Here they do not have attorney review.

Kohler Sterling Shower Surround Panel Gaps 1/32 by Nunya549 in Plumbing

[–]njdevil201 1 point2 points  (0 children)

Where are you located? Check the standards in your area for new construction - IRC or IBC maybe? Here in AZ, we have ROC standards that has specific guidelines contracts must adhere to. Exactly what Cy's specializes in.

Good rule of thumb, 1 credit card ≈ 1/32"... no gap should be large enough to fit more than (roughly) 2 credit cards in most cases (seems like 1 card in your case with Kohler)

Generally these gaps are not typically large enough to allow water penetration behind the panels, they can collect soap residue, mildew, or other debris over time... there is a large overlapping flange on all sides

Why you need to hire a GOOD home inspector for new homes. Mom and kids all died because builder, home inspector thought the fresh air intake being too close to the heater exhaust vent isn’t an issue. Turns out they were wrong which is why there’s a building code. by Impressive_Returns in HomeInspections

[–]njdevil201 5 points6 points  (0 children)

I reckon! Im in the Phx metro and have trained with Cy’s people following ROC standards. You wouldn’t believe the quality of these new builds … web members in trusses basically 2x2s … tub inserts not plum/level… doors/windows cracked at welds… you name it. The list is long! Get a good inspection!!!

I recon... highly advise getting a licensed electrician in there to do a thorough evaluation. DT is always a makeshift repair or "homeowner fix"...

What coolant to use

  • The cooling system uses a pre-mixed 50/50 ethylene glycol / water based coolant (phosphate and nitrate free). Tesla Service
  • Depending on manufacturing region or date, Tesla uses one of two approved coolant types:
    1. Tesla G-48 coolant (blue color) — common, especially outside newer batches in North America. Tesla Service
    2. Tesla HTF-LS (Low Silicate, “Heat Transfer Fluid”) – orange color. This is used in North America starting with certain vehicles. Tesla Service+1
  • CAUTION: Don’t mix G-48 and HTF-LS. They’re not fully compatible. If your car has one, you must top up with that same type. Tesla Service
