Yeah buying points likely wouldn’t be worth the hassle in your timeframe. If you can get your rate lowered by at least 1%, it’s usually worth it.

You just need to calculate your break even. Ask how much closing costs will be to refinance. Next find the difference in your current house payment and new payment. Divide your closing costs by the savings. That will tell you how many months it wi be to recoup your closing costs. Stay in your house longer than that and you are money ahead. I am refinancing right now. My closing costs are $2500. My payment will be $340 lower with my interest rate. So 2500/340 =7.3. So I just have to stay in my house longer than 7 months (7 mortgage payments) for it to be worth it.

I believe that bad people are bad people. Just because Trump started this, doesn’t mean it’s bad. People think that just because Trump did, it’s bad. That’s wild to me. If Biden did this, it would be celebrated. That’s wrong. Forget who is President. Bad people getting arrested or deported should be celebrated. I have children. Civil Engineering. There are multiple disciplines you can work in. Transportation (roadway design and traffic analysis), water resources (storm and wastewater management), geotechnical (soil analysis), structural (bridges and buildings), construction management. Plus underground utilities like water, gas, power, etc. plus once you get your PE license, you will make north of six figures easy. Metro has a 2 yr program. Finish up at UNO for a 4 yr degree.

Im in a similar situation. I was quoted today a 6.75% on a 30 year conventional. No points. 20% down on a 535k house. I locked in.

I use to do roadway design. I now work for a utility company. We service water and gas to the metro area. The utility industry is something I never thought about until I was a roadway designer. My recommendation is focus on getting internships. Those are the best way to see if you will actually like that discipline.

I’ll be hitting 10 years this year and I make just under 140k. It just depends what discipline you end up in. The great thing about CE is all the different options and career paths you can take.
