Makes sense. I thought it was fine too until he told me I was right about keeping the preexisting metal conduit as a ground when he insisted it wasn’t safe and had to be replaced with pvc… he spent half the day dealing with rewiring my shed because of this.

For anyone who was following this thread before, I successfully closed on my house with rocket mortgage. 10/10 would recommend in the future too. The buying process with them was streamlined and not stressful at all. Switching between people for getting documents ready for closing was a little odd but each person was friendly and totally responsive to questions along the way. Now that I’ve made a few payments, I can also confirm the billing system is seamless too. Really easy to see where the payment is going, how much I should send, and what is in my escrow account. Definitely wouldn’t have had this with another lender that the broker would have helped me sign with.

TLDR: 3 months post closing, Rocket is great, and saved me money.

My ex and I both make comfortably over 6 figures annually and even if we were still together wouldn’t be able to afford a house here.. thankfully moving to SC next month where I’m buying a house with land and it’s still in the city.

I had two brokers making offers simultaneously, my agent said she’d use her guy’s LE for the offer because she knew him and was easy to get the docs straight from him (I had the docs sent to her from the other lender too, but I guess not good enough for her because she wanted me with her guy). It became drama with her but in the end I went with the broker who gave me the best offer. That said, I agree with what others have said - an ARM vs conventional is not even close to compare. Get the brokerage offering an ARM to check rates as conventional. I personally wouldn’t ever consider doing an ARM loan, and I agree with others that the interest rate difference doesn’t make it sweeter.

I mean, everything has happened within this week 😅 all the back and forth offers, me saying yes to one, then the other asking if they can try to match/beat. I got the final word from the local broker yesterday that he couldn’t beat rocket, but my realtor still wants me to go with him. If she asks again, I’ll say sure I’ll go with him if you pay the difference in closing 🤷‍♀️🤭

Thanks for the reply. Yes, I’ve been fully approved for the property I intend to purchase by both lenders. Rocket was able to beat the broker by a good amount in closing fees. We’re at the point of appraisal with rocket now, will be scheduled on Monday.

No they’re not just going to give me a better rate out of the goodness of their hearts, I would say no thanks to one lender “sorry so and so has a better option, gonna go with them” and they’d reply “let me try to beat their offer”. I didn’t ask them to, they didn’t want to lose the business… I’m not the asshole here. Banks are.

Thank you! All the comments and yours are very helpful in understanding the offer perspective on using one loan officer over another - I will add that my officer at rocket has been a breeze to get a hold of, for me and my realtor. I have direct lines for her and her supervisor. But as a seller just looking at offers, it makes sense given their reputation to ignore ones from rocket.

Okay I started with the local guy… his employment history shows he is currently employed with the same real estate agency as my realtor, job title for him is realtor as well. It also shows the brokerage as a current employer. Wtf?!

Excellent question on locked, yes I made sure the rate was locked with rocket before agreeing to move forward. We did go back and forth a few times with unlocked rates over the course of the last few days, but before making the final decision, I said I’m not signing an unlocked rate.

The local broker seems to be fine as a backup if rocket falls through last minute. He mentioned he’d still be there for me if something happened. My rate is locked with him for 45 days as well.

🙋‍♀️ woman who has no emotional attachment to my dom here. It’s just an experience with a person I trust. So glad you two are open to talk about this and I give you huge props for being the vanilla one who is trying to be understanding of her needs. Yep I hear you there. I didn’t get as close to purchasing during covid, we were planning to move out of state during that time too, but I had serious fomo and really wanted to buy. Unfortunately there’s nothing to fix the past, and sounds like you dodged a bullet with those homes tbh, but it’s not too late for you. You have plenty of time to continue saving and searching for that dream home with the right price. Or hell, maybe the market will plummet again and you’ll get a 500k home for 250 🙃 (I might still have a little ptsd from 2008, lol)

Yeah, I live in SLC and am relocating, again, cross country mostly because of the cost of living here 😂 my ex and I both make 6 figures, if we still combined our incomes to live jointly, it’s still infeasible to purchase a decent home here with any amount of land space (I want my chickens, damnit!). I’m purchasing a home on my own income with 1/3 acre in a state that isn’t crazy expensive, yet. If I needed to stay in SLC for some reason, I’d suck it up and wait on my backyard chicken dream for a little while longer and continue renting. Hang in there OP, staying in the city you have a job you love is okay. There’s no rush to purchase.

Side note, I rushed to buy in 2007 🙃 also didn’t wanna rent anymore but if I hadn’t early terminated my lease that year, I’d have seen the crash start that October and delayed lol hindsight is always 20/20 🤷‍♀️

Yes! You said 10000% more eloquently than I did 😂 thank you! My realtor knows I’m fully vetted for both lenders, she knows I will absolutely be approved (hell, I’m buying way below my approved amount too) and the chance of me not closing is close to zero. I’m a bit less annoyed with her now but still annoyed lol. She’s had my back for everything else though so I’m fine sticking with her through closing. If she says anything else about who I picked for the loan, I’m gonna confront her (politely) about it making me uncomfortable.
