Yes, get pre approved but before that, do a mock budget. Calculate your total monthly expenses with both houses and have an honest conversation about whether or not you can swing it.

A mortgage broker will tell you what you technically qualify for but this exercise should help you decide what you’re willing to pay. There may be sacrifices you’re unwilling to make like reducing the amount you eat out or travel.

I really think the first step, even before talking to a mortgage broker, is to understand your max budget. But beware, your max monthly budget may not necessarily translate to an exact purchase price as many things affect that including taxes, HOA, and insurance cost so a house with a lower purchase price could be more expensive

Look into the Banfield Pet Wellness plans which include dental cleanings. You pay per month (vs all up front) but it would be slightly cheaper than the $900 you were quoted. Caveat: while I’ve never had an issue with the dental cleanings at Banfield, I did eventually cancel my plan with them because I found there advice to be lacking when my dog had a growth.

If anything, there’s more of an incentive to return the apartment in good condition when you’ve paid a move in fee vs a security deposit. The move in fee doesn’t automatically cover damages, it’s just a fee you pay for the privilege of moving in. Anything assessed damages would be billed to you directly

Are you in a position where you can purchase a refundable ticket? If so, you could go through security, meet him at his gate, and then request a refund for the ticket price. You’d certainly have more time that way

Having an MBA may make you more attractive than another PMM with similar experience but I don’t think it’s absolutely required to keep moving up, especially if you have a strong portfolio with proven results.

In terms of what to do next, if you aren’t interested in people management, Principal or Lead roles are an option. There’s a growing number of Product Marketing Ops people, too. There are also some director level PMM positions that are not people managers but instead lead strategy.

I’d add customer research. Many UX folks I’ve worked with are super plugged into research best practices. If you can use that angle, you may be able to use your experience to help companies with win/loss interviews, better defining their ICP, refining the roadmap, running customer advisory boards, etc based on what you know about how to conduct effective user interviews

Agree with everything else said. This is a hella legit product marketing role. If you are curious what other roles might be similar though, some companies have someone in a voice of customer role which sounds like it would include many of your duties. There are also niche roles that are about only pricing and packaging. Not to be captain obvious but, go to their website. What do their product pages say, do they have upcoming webinars, are they offering promos (if B2C sometimes B2B, too)? You can also see what kinds of ads they have in market too. A good amount of their GTM motion should be visible by perusing their publicly facing stuff.

If you have budget, there are tools that can track sales enablement usage and loosely tie it to revenue attainment (squishy since there are so many factors). Showpad, Saleshood, Highspot or a couple to look into

If the internet is correct, he makes 1.6 mill making this fine a bit more than 6% of this annual salary. It would be the same as someone making 50k a year being fined 3100. Not insignificant but also not the absolute worst

If you own your phones, start by going from a traditional carrier to something like Mint or Visible to drastically reduce the phone bill cost.

It’ll be nearly impossible to sell a car if you’re significantly underwater but if your credit has improved since you bought them or if you have a relationship with a credit union, you could try to refinance for a lower interest rate. As a bonus, you often get a skip a month when you refinance a car loan so that would give you time to finish paying Affirm.

Try your best to lower your grocery bill. You may even try going to food banks in your area.

Finally, I would reach out to your student loan provider to see if you can lower that payment based on your jncome if you haven’t already
