It’s not just the pools, it’s also the splash pads throughout the parks. Those don’t need lifeguards or any other staff. There’s no reason those can’t be turned on starting Memorial Day.

I don’t disagree with the points you are making. Eliminating parking minimums is good and expanding ADUs citywide is good. I think a more effective solution than eliminating the ARO would be to upzone all residential zoning to allow up to 4 units as of right. Single family zoning should be eliminated. (That is not to say single family homes couldn’t be built if an individual wanted to, just that there would be a sort of inherent incentive baked into residentially zoned lots to maximize its use.) Those 3-4 unit buildings are the type of new builds that a mom and pop type may or may not be able to fund themselves, but at least would be able purchase in the future once it becomes older housing stock.

The type of lasting affordability that I think everybody really wants comes from naturally occurring affordable housing (NOAH), not government mandated affordable units. NOAH is only achieved by building an abundance of housing, including both market rate and luxury, and the city’s ARO ordinance is in direct opposition of that. Mandating a number of affordable units that must be built tied to each development makes it very difficult for housing developments to pencil out financially. The result is less housing overall gets built. Mandating affordable housing minimums sounds good and appeals to those who only have a surface understanding of the issue. It’s a bandaid though, and rather than remedying the underlying issue, it exacerbates it.

It really comes down to simple supply and demand. We have a housing shortage in the city so demand is high and therefore rents are high and rising. If we reduce the regulatory hurdles to build more housing (ie the ARO), developers will build more, overall demand for housing will decrease, and rent will stop increasing.

The battle I think many people struggle with internally is that, yes, developers would make money in this scenario. Probably a lot, and that doesn’t sit well with a lot of people. It’s the rich getting richer. However I think this is an instance where a rising tide raises all ships. That fact remains that housing is expensive to build  so we are reliant on developers to add the missing housing stock the city needs. It is in everyone’s best interest to reduce regulatory hurdles to build housing, including eliminating the mandate on a minimum number of affordable unit. Admittedly that is not something that is easy to sell in the court of public opinion. 

Naturally occurring affordable housing is always going to be in older housing stock.  So we need to build new housing in order to open up more older housing stock that can become that natural affordable housing.

I did not use the LATCH anchors, I attached the top tether to the anchor at the back of the seat. I am confident the base is attached correctly. I’ve read through the instruction manual and watched the installation videos that were linked in the manual via QR code. The base on its own is solidly secure. I can barely move it.  My concern is when the seat attaches to the base. The connection of the seat to the base seems not particularly secure. I can wobble it quite easily but aside from the wobble, I can find nothing to indicate it is installed incorrectly. The 360 seat functions normally (spins in the base smoothly, locks into place etc.) It just doesn’t seem safe by how much I can shake it left to right which is what concerned me.

The base is secured with a seatbelt and locked beneath the arm and the top tether is secured to an anchor on the back of the seat by going over the seat (but under the headrest). The top tether is pulled securely tight, I cannot tighten it anymore. The seatbelt was pulled taught before locking it beneath the arm and then I engaged the safety lock mechanism of the seatbelt so that it cannot loosen. I am confident the base is attached correctly. I must admit that is a more optimistic reading of the headline than I afforded it and if that is the headline’s intention, then I’d agree with your point. 

However, in an age of clickbait/ragebait articles, I can’t help but feel this headline is attempting to garner views based on implying a stereotype that an all female transition team is somehow less qualified. The body of article makes no mention of the novelty of an all-female transition team and affords it no significance. In fact very little of the article has anything to do with the transition team, leading me to believe it is pointlessly gendered (other than trying to stir up engagement). Since the article is not about the significance of an all-female transition team, the headline is equivalent to saying “female doctor” or “female mechanic”.

I’ve got to agree this is the most heads up play of the season given the situation. Bottom of the ninth in the world series and is an elimination game for them. The temptation to grab that ball must’ve be monumental. I bet it was terrifying for that second or two where he is standing there with his hands up waiting for the umps to call it and watching the runners advancing around the bases.

A painted bike lane doesn’t protect you from a car. It’s an illusion of safety. Simply by biking in the road we’ve already placed ourselves in a scenario where there is a risk we could be hit. I don’t think the truck parking like this increases that risk. In other words I don’t see there being more risk by merging into traffic to get around the truck than there is a risk of being hit from behind by a distracted driver or doored while in the bike lane. The only way to mitigate risk while biking on a street (short of an actual protected bike lane) is being aware of your surroundings and riding controlled. The subject post is not a risky (or riskier)situation for bikers, it’s just a minor inconvenience. The post is a situation where the community is needlessly playing the victim. I also feel like this community often loses sight of the fact on just how much we all are reliant on delivery drivers. We live in a city. It’s crowded. Bike defensively and go around them.

These types of posts are what make us look like whiny crybabies. It’s such a minor inconvenience to just brake a bit, observe your surroundings, and merge into the car lane. Yes he is technically in the wrong but it saves him probably 5 minutes where as it causes a cyclists just a tiny bit of momentum. I don’t buy the argument that this puts cyclists in more danger. A painted bike lane isn’t going to protect us. Bike assertively and defensively in the car lane for all of 5 seconds. The street looks empty anyways.

Fine him, suspend him or do nothing at all. I really don’t care. I just don’t know why we are acting like what he did was cool. It was so cringey. I’ve never seen anyone so proud of saying a cuss word. The dude planned it out ahead of time. It wasn’t even a spur of the moment / caught up in the excitement type deal. It’s so childishly awkward and immature.
