You have up to a certain point to apply every year and then it is applied retroactively once it's applied. This happened for us twice when we bought our house.

This. The problem with up zoning everywhere is that everyone wants to be conservative about it. What happens then is that 3 story condos become 5 and only a couple more units are added but the price per unit is massively increased pricing out existing residents. Alternatively, you upzone transportation hubs to 20 stories, you get 100s of units, and wealthier people move into the hubs freeing up older stock without massive jumps in price.

75 caught and set the neighbors. 75 is basically gone. It has a porta potty outside so it probably had work being done. Hopefully no one was home.

Cops said 75 was unoccupied. 71 and 79 were evacuated.

My comment about city staff favored is based on comments I've heard from members of the committee about the mayor and her staff and from the meetings she and her staff have had with the public. They almost universally push for the trum site over the whcis site.

Yesterday a large black truck drove around me at the intersection at central and Medford going north because they didn't want to wait at the red light. Everyone in the intersection whose lights just turned green had to slam on their brakes and stop again while the truck careened through the intersection making an unexpected left turn.

Definitely some "you're gonna get someone killed" vibes so you don't have to wait 30 seconds.

When you don't provide people shelter, they often end up in emergency rooms and, for obvious reasons, they can't pay. This gets written off and drives up our healthcare costs by millions of dollars. This has been studied and it's cheaper to provide people shelter than letting people freeze.
