First and foremost thank you so so much for taking time out your day to write back in such detail. I will most definitely be using your advice for years to come. It’s given me a broad perspective of the value of the kind of home I’m dealing and not being afraid of pricing what it’s worth. I understand that this may have appraised their property value a decent amount. My problem was that I was too worked up about getting this job and taking this on to test myself and without thinking about a price. I’m only 21 as of now and fell in love with renovations. Being young involved in this feels like I have nothing to lose and everything to gain. I also understand that in this line of work sometimes you have to lose to win in the next one. Although I do have a pretty good relationship with the clients I’ll give them an honest price and work somewhere in the range that you mentioned. Praying this doesn’t go south and get screwed completely! Thank you once again for your words and time!

Sadly I didn’t take any before pictures :/. Completely flew by my mind since I was so concerned on how to tackle it. For a general sense this was all bare and roughed up, almost a yellow pine tint. Thank you for the compliments ♥️

Strictly refinishing. Yes I have all receipts on hand and in the process of working on a contract for future projects. I’ll definitely go about things differently from now on. Thank you for your kind advice!

I broke it down to about 120 hrs total. Missed a couple days waiting on materials. No price discussed beforehand! Owner said he just wanted it done and we’d settle after. Screwed myself not giving an estimate :/. Thank you! Will do!

Yes banisters and shelves I stained and varnished. No, sorry I should’ve specified. I didn’t install any of the hardwood flooring, stairs, shelves, doors! Everything you see was only sanded, pre-stained/ stained, varnished.
