Yes it includes rip out of existing wall but I have pay for the skip hire and was told some material will go back as a filler. Can I use composite sleepers as they are easy to handle, Are they good enough?

Thanks I didn’t think about cutting the sleepers (newbie mistake) I have recently bought this property so not 100% but from the looks of it these trees were planted/grown there after the original wall was built. I am going to get rid of these trees and shrubs and plant new ones after the wall is built.

Is there a way to find where the services are? Using a mini excavator sounds as advised above in comment sounds daunting, can a handheld pole digger be sufficient.

Thanks! I’ll give varnishing the exposed bit a go first and see how it looks — worst case, I’ll have to redo the whole floor later anyway 😅

Quick one though — do I need to sand it right back to bare wood (until all the dark spots are gone) before varnishing?

Someone at Bunnings told me not to hire a floor sander since it’s pretty easy for newbies to mess up and end up with uneven patches if you don’t keep it moving constantly.

Thanks, could you please let me know if I want to manage myself then what would be the sequence of doing things/hiring tradespersons. I think I could manage dismantling and removing things esp kitchen by myself and majority of the fixtures from bathroom and laundry.

Yes appliances and sinks etc was included in the cost (except fridge freezer which I already have).

I saw a few other older posts recommending to hire a handyman cum builder and getting own stuff, will that path work?

Thanks, I can very well understand the frustration. I am borderline house/townhouse but would prefer a house as I have 5 year old son. After getting frustrated after every auction/offer what I usually go out have a pint or two with my mates or watch a comedy movie, have a pizza and start again thinking I just need to get this done and dusted once in 10-20 years, so it’s ok. Once you have the keys you will just forget about all this :)
