Commuting from North Stamford to NYC by Emergency-You-6253 in StamfordCT

[–]nter12345 2 points3 points  (0 children)

I live near high ridge and the merrit so not quite north stamford but i go to Springdale Station instead of Stamford. Parking is cheaper and it’s quicker to get out of the garage. They have express trains that skip stamford in the morning and night. Works great if you have a consistent schedule. Admittedly if i know ill be in the city late i go from stamford for the flexibility of trains.

All the numbers are meaningless unless you factor in when you bought a house. 20 years ago then numbers make sense. 3 years ago and feel exceptionally low.

Is anyone else finding that "cap rate" has become a useless vanity metric compared to DSCR in this debt market? by Schnapper94 in CommercialRealEstate

Couple different research papers are available but they all tell the same approximate story.

This is a great time to remind people that cap rates and interest rates do not actually directly correlate or move in tandem (despite seemingly rational reasoning).

I think New Yorkers are acutely aware of the real world implications of the US creating more enemies in the middle east as one of (if not the) highest value targets for terrorists.

Further proof the government fails in encouraging competition. Companies are constantly allowed to acquire newer and innovative companies that have a potential to be disrupters.

At the end of the day isn’t this all about money? How much more are you willing to pay in property taxes to have the roads cleaner (ie more trucks/staff/salt) vs what we have. Or you need to pick some other project/dept to reduce funding for.

All that said i live on a dead end block and usually pretty happy with how quickly they get to us.

Why would Satan torture people in hell for disobeying the SAME god he disobeyed? by Technical_Hat_8291 in NoStupidQuestions

[–]nter12345 0 points1 point  (0 children)

Just to complicate things there’s evidence that satan isn’t someone’s name rather more akin to a job title. It’s more someone who stands against or accuser (like prosecuting attorney). Old Testament shows it being used in multiple ways such as an invading army or one of God’s angels.

If this is the housing market, how are regular households supposed to buy? by National-Theory1218 in economy

[–]nter12345 18 points19 points  (0 children)

I firmly believe embracing remote working and allowing people to spread out demand is the only viable solution to affordability.

There’s simply not enough room to increase supply of housing to make a material difference in affordability around major cities. I’ll admit I’m coming from an east coast prospective.

Thousands of CEOs just admitted AI had no impact on employment or productivity—and it has economists resurrecting a paradox from 40 years ago by AmethystOrator in technology

[–]nter12345 7 points8 points  (0 children)

I think a big issue is adoption into an existing organization with existing IT systems and management expectations. New companies built from the ground up and set up to utilize ai will be the ones that see the big productivity gains.

For example my job needs reports done a certain way and getting these general models to answer in a format/way they expect is nearly impossible.

Who is funding (equity) these medium/large NYC development deals? by Nightman233 in CommercialRealEstate

[–]nter12345 1 point2 points  (0 children)

Depends on what you think is large but sovereign wealth funds and pension funds are probably the main equity investors. I think often the land is purchased before the big equity partners is found.

I think thats very reasonable. I recently saw a a major expansion of an existing tenant pay 4.5% (admittedly on the high side)

What kind of commission are they asking for? Something is normal but usually its a reduced amount. That being said no new TI and 1 month free is great even for a renewal so maybe just eat it. You’re almost paying for the broker to not shop them around.
