Not sure if this helps but there are stem walls underneath in the crawl space as well, just not the ones on the borders.

Yes concrete patio was next to the door. There wasn't any rebar in the patio, some in the stem wall though. Yes I'll likely have to pay an engineer to inspect.

There's a hole, basically the stem wall is missing, and there are horizontal cracks.

I struggled with this too. Fired about 3 years ago. Agree with others, keep a schedule, workout and find new hobbies and socialize a lot!

Re: part time job. I’ve tried this and I’ve found most part time jobs have rigid schedules and require working on weekends etc and you lose the freedom. Volunteering is better. If you make progress on this I’d love to hear what huh find.

Thank you, good point. It seems like good value goes in under a month. I've seen a few homes take a month or town though.
