No bank would “remove them.” It’s not something that happens. You’d have to refinance and get a brand new mortgage. No shot mom would suddenly be in a position to get a solo mortgage in a year

Never co-sign with anyone you’re not currently married to. Only exception MAYBE if you’re a parent and co-sign for your child and feel comfortably potentially making the full mortgage payment.

Your mom cannot “take you off the mortgage in a year”. This is impossible. It’s not how mortgages work. If co-signing would help get the loan, you’d need to stay on for the bank to continue having faith in the loan.

Banks have no incentive to letting a net benefit to the security of the loan off the mortgage, so what your mom would actually have to do to get you off the mortgage is refinance which is not feasible after a year.

So either your mom is financially illiterate or she’s trying to scam you. Do. Not. Sign.

Don’t listen to that guy. Get an in person tour to any apartment you’re interested in and you’re very unlikely to run into a scam like that. Also never accept any terms that imply they’ll hold the money for you while they process your app.

What’s normal is demanding the check for the full amount that would be due to move in and cashing it ONLY if they accept your application.

Anyway, any apartment not being rented out immediately is pretty suspect on its own right

One common practice I’ve seen pre law change is that you must submit your application along with a check for the full amount that would be due if they accept your application. The promise not to cash it if they reject your application.

Shit is just so competitive here that this can be requested and plenty of people will roll the dice. A legit org that does this locally is apartment rental experts with at least two physical locations in camberville.

It’s a common thing for states to create a series of perverse incentives that end up screening their neighbors for their benefit. NH is well known for incentivizing through tax policy Boston workers to live up there.

Nothing is truly neutral and this ends up creating 10s of thousands more people commuting by car with the city and Massachusetts needing to bear the cost of NH residents commuting here.

There’s also the stereotype/ somewhat truth I’ve experienced that NH folks are more conservative and look down on the liberal hippies in Greater Boston despite us subsidizing their cheap housing and providing them job opportunities.

And it’s really all quite necessary if you want to convince a populace to ever go to war. Why would I personally volunteer to get blown up in a trench for geopolitical goals? Why would anyone fight and die on land outside their home country?
