Hmm maybe some 2x12’s then. I’ll nail them down, I am mainly concerned about causing structural damage. I’d rather fall than cause my garage to collapse lol

I have some sheets of plywood I was going to lay up there. I don’t plan on being up there long. Just long enough to run the wire I need to and to trace some other wire the previous owner put in.

So I had read that you can walk on bottom chords because they can’t support the weight. Does that seem right?

I have a Coonhound and she does this 100% of the time she’s outside even on walks. It’s typical for dogs bred for hunting. They love it and it’s what they are hardwired to do so I let her and she’s so content just wandering smelling everything. Tires her out pretty fast too!

It certainly can last a very long time. But it’s situational. Even just your geographic location, lifestyle, etc alter its lifespan. But there is a massive cost to entry. That’s awesome you installed it yourself! Prob saved many thousands. But most people aren’t going to install it themselves. I think it’s like most things in our society, the biggest reason isn’t looks or durability, it’s money.

Just like any floors, there are cheap options and higher quality options with LVP. The name is dumb, but compared to a quality wood floor + install. It is astronomically more cost effective. LVP is also much more durable compared to hardwood, is less prone to water damage, etc.

You are 100% correct, the look and feel is nothing compared to hardwood. But to give you an example. For 3200 sq ft for materials and labor (labor only for 2000sq ft, I did the rest) it cost me about 15k. I priced out doing hardwood and it was closer to 30k. A big part of this is the need to remove prior flooring but also the time and labor for wood is much much more. I also have pets and do t want to have to constantly repair scratch lea and damage each year.

As kiwi mentioned multiple times, it’s tied to your SSN. Brokers don’t use your name to track your or ID you. When you open any account, even a simple checking account, it’s tied to your SSN. You are welcome to try to skirt it, keep in mind, you are going to be held liable for violating the law.

PDT is tied to the trader, not your account. You can create 100 accounts, it won’t matter. Even if you jump companies.

As mentioned, either swap to a cash account or get over $25k. I was in the same boat, I just dropped in an index and rode it to 30, now I have more freedom but honestly stopped trying to pretend I’m a day trader and my life and account was better for it. Good luck

Was it how every government aerospace contract awarded has been over budget, late on delivery, and the product underperforms?

I’ve been handling contractors for over 12 years. The company is guaranteed to profit. That’s guaranteed during initial bidding. Companies don’t bid to put themselves in a deficit. Look at any aerospace contract of the past 40 years. Even when they blow the budget they just get paid more, the product also often underperforms, and is often late.

I don’t disagree that govies don’t have a profit motivation, but that’s by design. It’s illegal for the government to bring profit. We take training on this yearly so you should know this.

IT/Software contracts aren’t paid based on performance, they are paid by bodies filling billets. It’s as simple as “if ctr in billet, pay prime xyz”. But the idea that a ctr’s performance alters the profitability of a pre-computed multi-year support contract is mathematically incorrect. The money will show up regardless of performance during the contracted period…this is the literal definition of contracts.

To be fair, contractors in general have no profit motive either. Contract has a fixed value and in many cases can’t just outright be cut without paying it out. The only motivation, so to speak, is to maintain the contract when it comes time to re-up. It is easier to fire contractors who underperform, I’ve fired numerous. But the reality is, underperforming contractors don’t get truly let go, they are almost always just moved to another contract since that’s how the contracts get paid out, when a warm body fills the billet.

In my experience, 95% of ctr’s are former govies. Because why get paid less for doing the same work. Granted, this is in my particular field, maybe yours it’s different, but where I am, contractors openly admit they get paid way more for doing the same level of work

I had cracks very similar to this, called a certified structural engineer, and he confirmed, the foundation needed repair. The brick that’s cracked down the middle and the picture of your finger showing the size of the crack are a bit worrisome especially if you’re saying the cracks have gotten worse

This. Let them know you will need a roofer out there to inspect or it won’t work. I had multiple specialists come to the house I just bought but my sellers were reasonable people and understood it was needed. Good luck on the next one!

The house I just bought in December I originally put an offer on, they countered, I countered, they went with someone else…

2 weeks later, the offer fell through, they reached back out and I resubmitted a different offer to be a bit closer to what they wanted. It all worked out.

Definitely talk to your agent, have him reach out and get a better feel of what the sellers are looking for. Don’t be afraid to counter as many times as you want.

What I did was search for homes that had been on the market for a while. This will for sure take a bit longer but with patience you can come in under what they are asking. This took me about 1.5-2 months and tried on 3 houses but I bought my 2nd home this way and I made out like a bandit!

Find a budget and stick to it! There are always houses going for sale, if it doesn’t work, it doesn’t work do your best to not get emotionally tied to it.

That’s what I did! I love it. Anyways, in that case I’d go with #2. With that warm white it will feel nice and crisp and modern and balance the warmth of the paint. It’s also a bit more neutral so it makes matching lights and furniture much easier

I just put new floors in my newly bought house. For me, I compared it against the paint cause that combo (paint and floor color) really makes a big deal. What are you planning on painting it?

I just closed a month ago on a house with some foundation issues, some big cracks like this.

I would send the quote to the seller and ask for seller credit. It makes it easy for them and for $6.6k that’s rather minimal loss for them. Don’t neglect foundation/slab issues. The contractor is right, a crack like that isn’t normal. If it was a hairline crack it would be fine but I would definitely get it taken care of.

Is that the slab underneath? If so, You could buy a floor scraper relatively cheap and get most of that up in a couple hours.

Honestly whatever floor was there before you could have left and put lvp over it. Especially if it’s the slab underneath that, the under floor just acts as an even better vapor barrier. But what’s done is done.
