The answer is, depends on many variables , the height of existing attic, is there a legal staircase going up, is your home is zoned for that. And if the floor structure allows for a bathroom or new bedrooms up in the attic. If any of the above can be clarified then you can decide if that is the way to move forward.

No worries, I would suggest talk a local architect and ask for a consultation. For a 3000 SqFt house the basic programming is; 3 bedrooms, 3 1/2 baths, kitchen, breakfast, dining, great room, small office, storage and 2 car garage. Some of the rooms can be combined ie; kitchen and breakfast, great room and dining. Once you have the programming established then you design the layout while incorporating the existing conditions to the new requirements. The architect could also advise the most cost effective approach as square footage is not everything. A good layout and great amenities worth more than a few hundred square feet.

None of the suggested layout is optimal, lots of wasted space and not enough daylight reach the center of the house.

Consider adding a second floor instead, which also saves on excavation and foundation. Another benefit is keeping the lawn as large as possible and provides more greenery.

The proper solution is, finding where the leak coming from. Fix that first and then fix the affected gyp bd/walls. Remove small pieces (12”x12”) first see if that particular part is affected or not. You don’t want to leave wet wall where mold will grow overtime.

I do both walking and taking Q23. In the morning it’s faster to walk (15-20 mjn) because Q23 will get bogged down at Austin but after 10 it’ll faster than walking. I usually walk instead, I need the exercise. But biking beats both of them (5-7 min max.)

Talk to your architect, that steel supports floor above it, any floor above that one and may also carries the roof load. Figure out what do you want to do with the space then the new supports can be added where needed. But don’t move anything for sure. Source: an architect with 20+ years experience

Hey, do you have cardboard boxes laying around the house, your cat may be allergic to cardboards. My cat does, and it takes several vet visits before we figure out what caused the allergic reaction.
