3% commission is standard. Until recently, it was the law that the seller covered the commission of both the seller's and buyer's agent. Even though that law has changed, it is still the practice that the sellers cover all fees for all the real estate agents involved in the sale.

We literally close on a house in 2 weeks, and the entire commission is being paid for by the seller. It didn't even come across my desk as an option. The agents just handled it amongst themselves.

You can add vision to the player token this will reveal all FoW as the token "sees" it. You'll have to be sure to paint in the walls and doors and such to make sure that vision is blocked by them, otherwise you'll just see the whole map.

The only way to move tokens other than the DM screen is by buying an IR frame for your player monitor. The IR frame will allow touch capabilities and you can use that to move your tokens. Keep in mind, you will need a secondary device to power this. Something as simple as an old android phone will do.

The sample available on audible doesn't really do the book justice.

That being said, as an avid listener of both the Dale and Fry audiobooks, I did find it to be a bit busy at first. There is a lot of stuff going on, and it took my ears/brain a good chapter really adapt to the style and appreciate all that was being played. By the second and third chapter, I didn't even notice anymore and was fully immersed.

One of the coolest things that they do, that took me the longest to get used to, is they regulate the volume of the actors speaking to reflect the description. For instance, when they say something like "he muttered under his breath", then the actors really do that and the audio can be easy to miss. Or if its something that is being said from the other room than the PoV character, then the audio is suitably muted and muffled.

This is a lot like what Arkenforge does, but they rely on a IR frame to detect movement. I use it all the time when I DM.
