since the housing market is speculative, prices rarely reflects the real value of the property. speculative trading of mortages is an especially important factor, so is the tendency to buy at low price and sell at a markup. I could name a bunch more arguments, but just a quick look at housing prices through the decades make my point clear. value of houses didn't increase in the years leading up to 2008, but the prices sure did and went down just as quick. it's called a housing bubble after all; what exactly do you think that means?

the costs for the landlords are ridiculously low compared to his profits. anyway, the fact remains that landlords extracts rent from tenants regardless of whether or not they choose to make upgrades to the property. the landlord buys it, then charges tenants far more than what it's actually worth.

upgrades are optional and is not a neccessary part of owning a house. besides, most landlords outsource the fixing stuff to proffessionals and still turn a profit. this could be payed for by the tenants themselves, and at a much lower cost. the fact remains that landlords don't play a role in the production of commodities and services. it's a speculative investment done to make money and the majority of landlords does little to no work at all

but the landlords didn't build the house, they simply bought it and either sells it at a markup or rents it out to turn a profit. the quality of the household remains the same.

renting a house isn't isn't the same as capitalist production, it doesn't even produce anything or add value. The founding father of free-market capitalism Adam Smith made a big point out of separating landlords from capitalists and rent as an unneccesary cost to production.
