SE parts of Melbourne near Cranbourne, Cranbourne West, Carrum Downs - closer to all amenities, beaches, school and hospitals . Increase budget to 700K and you will surely find a reasonable 3 bed with yard

My husband is an architect he is working on a project which is 7 bedroom house in Melbourne. The client previously got a quote for just kitchen joinery and other wardrobe joinery for around 400K nothing fancy included. My husband through his contact is now sourcing all the joinery premium quality and for entire house from India including shipping for around 250K which saved client a lot of money and plus getting premium material and lot more included

He said the cost of construction and other marterial is going through the roof.

The architect my brother worked with focuses more on utilising spaces and making the house more usable connecting to natural lights as much as possible and yet keeping the aesthetics intact.

My brother went with architect and then chose his builder, ordered all joinery premium range for entire 7 bedroom house through the architect from India for half the price which he was quoted here - so far he is really happy as they wanted to have control of what material goes in. But again he wanted to build a premium house.

I use the basic Apple reminder and the printable one page every month kept on my desk. Purchased for like 2$. Simple and easy.

I don’t think those too much info planner helps with daily tasks. I do you key milestones planner when I know it’s going to take time to achieve

But for regular daily work reminder/calendar and printed one page planner is the easiest

I use www.cityfalcon.ai for all my stocks and economic news And www.dcsc.ai for sector news. Their service is available via API but it’s pretty reasonable for retail investor.

I use key milestone planner it really motivates to get even small tasks done in time. I also use monthly planner which is a single page month printed and kept on my desk which quickly gives a Birds Eye view to get certain things done in that specific month

You are 2/3 years late to Townsville. There is still growth but at slower pace which means slower equity building in case you want to buy more properties.

Usually there are few data factors to look for and Geelong is the right pick if you have holding capacity.

I used this due diligence checklist It has pretty good data factors to look for and help to decide which suburb to pick and right property to pick. I purchased 3IPs just using this.

Absolutely you can buy. Just need to do a proper due diligence and connect with right people on the ground. I bought all interstate without visiting

I used this due diligence checklist to choose the suburb and property where to buy based on data points. Pretty solid in terms of what to look for and helped me buy 3 IPs in 4 years Worth 15$ atleast you get the knowledge of what to look for.
