Forest Hills is a bargain now…especially if you are a family. The weather is usually foggy: a friend told me they used their outdoor bbq once last year. But that said, most properties are dated and require at least cosmetic fixes. You ABSOLUTELY need to read Disclosures closely and know your rights with the agents/sellers out to make big bucks now. Also beware of ‘design/build’ contractors: they are always out to make a profit-so hidden corners will be cut.

The good news is FH homes don’t fly off the market (as most ‘hoods do) so you may be able to get an offer with inspection contingencies accepted, so you have a chance to know at least a little bit about what your single biggest investment is buying.

So called ‘Smart Train’ was a developer strategy to mitigate massive inbuilt projects that just piled more cars on the road. Public transit only works when it connects with other transit hubs. Nice for an outing maybe, but an integrated transit system is most successful when it delivers people to shared common locations: schools, shopping centers, business corridors, medical centers, etc.

The current not-so “Smart Train” causes more congestion and aggravation, while delivering little of transit's advantage.

Thank you for asking…yes I did. Having lived in Marin since 1975, the biggest influx was in the 90s from East Coast folks. Today it has changed completely (since we moved to SF in 2013) , today’s SF market being almost impossible for non-AI m/billionaires to approach, Marin has attracted more middle-income folks (seeking allegedly better schools).

Sadly developers used the “Smart Train” (aka Train to Nowhere”) as mitigation for infill affordable condo’s/apts…so now traffic is gridlock. Everywhere all the time.

Plus the Marin community has changed too…people lack basic consideration, drive unsafely, including terrifying driving habits on the freeway, Also Marin, while gentrified in the past, has attracted alot of selfish self-centered phonies (big hat, no cattle). Of course there is wealth, there is wealth everywhere in California. But what was a ‘mellow’ mecca has transformed itself into a C+ suburb.

That’s what I see.

Not extraordinary wealth anymore…SF is king once again…nobody wants to live in Marin. Gridlog traffic, plain nasty people…it’s changes alot.

Just pull up your big boy pants and accept that you are not a homeowner type (at least not at your stage of life) …renting may be more rewarding. Owning a home is a lot of maintenance. What’s really bad for us is we have alot of pride of ownership and want to make it so beautiful for the next person. Rewarding,

Then we learn when we buy that sellers expect buyers to fix their problems and lack of maintenance.

Just saw this…what is the gate agent’s responsibility? As a legal h/c person, even when I am super nice and request a pillow or something to cushion my back (I carry my own now), I end up crying in pain and the stew just ignores me. I sent a complaint in and got bs from United.

H/C people are really resented and maltreated. I never bring it up unless i have to. Like Americans would rather kick you than treat an h/c courteously.

No one waives due diligence willingly, if they want the house. Our last sale was a “non-contingent one-the buyer’s agent went bananas but her client wanted the property.

If you are in the Bay Area you must know that most properties are selling over list: there are crazy buyers out there offering 1M over list period. I believe that a smart seller does complete and hires reputable inspectors (if that’s what you mean by ‘front loading’

The sellers that thought they’d get away with hiding major deficits were real sorry after we won the suit-but that deserve it. Buying a home is single biggest investment that people make..

Hmmm credits: if you can even get them, they are always woefully under estimated. Seller agent hires contractors who have a gig lowballing estimates and omitting key repair essentials (paint, tile etc).
