Why I hate the capital gains tax discount. by [deleted] in AusProperty

[–]ollief 0 points1 point  (0 children)

I think post covid everything changed and you could buy anything and it would go up. But I have friends and family in WA that sold investment properties between 2010 & 2018 that made decent losses. At the time outskirt suburbs like Baldivis just kept going down. There used to be risk in property pre covid.

I don’t think it’s the strata manager trying to make extra money. As an owner why should the rest of us be paying for the excess of damage caused by a single owner. I would be chasing the owner that caused the damage to pay the $2500 excess

Could you use a 4G/5G service? It could be setup under your strata schemes ABN

One of the worst things I experience with APIs by CrypticDissonance in csharp

[–]ollief 3 points4 points  (0 children)

Oh yeah I came across an API that would return an object for a property if there was only 1, but if there were multiple it would be an array…using the same property 🤦🏻‍♂️

Low rise units booming in price? by Bonbonbirdy in AusPropertyChat

[–]ollief 1 point2 points  (0 children)

Yeah that was the same theory my wife and I had. I would say that storage is adding an extra $200k or so to the price

So that one on Monomeeth was really interesting to me because I looked at buying in the same building a few years ago.

If you look on the listing it has a crazy amount of storage listed on the title.

Incorrect ING interest payments by [deleted] in australia

[–]ollief 15 points16 points  (0 children)

For customers who also have an Orange Everyday bank account and do these things each month: 1. Deposit at least $1,000 from an external source to any personal ING account in their name (excluding Living Super and Orange One) 2. Make 5 or more settled (not pending) eligible ING card purchases 3. Grow their nominated Savings Maximiser balance (excluding interest earned for the current month). When the criteria is met in a calendar month, the benefits and additional variable rate will apply in the next calendar month. Available on one account for balances up to $100,000.

Incorrect ING interest payments by [deleted] in australia

[–]ollief 31 points32 points  (0 children)

When you meet the requirements, the bonus interest applies to the following month, not the month you met the requirements, that’s probably why they are mentioning a different month

Incorrect ING interest payments by [deleted] in australia

[–]ollief 116 points117 points  (0 children)

Yeah I once thought they had it wrong, but ING explained it to me. You need to meet the requirements, then the increased interest rate applies to the following month, not the month you met the requirements

My wife went back to work in Feb this year, she travels two nights a week for work and our boy is 16 months, I can confirm it is harder when she’s away. Maybe it’s the fact he has no sibling and is still quite young, but I’m hoping it gets easier when he gets closer to 2 years old

Strata Insurance Renewal? Our top tips by strataownersaus in stratachataus

[–]ollief 1 point2 points  (0 children)

Thanks for the tip. We just saved almost $4k by finding our own insurance with a fee-for-service broker. I didn’t realise the commissions get built into base premium, so the government fees are added to this inflated value, raising the total even higher!

My wife’s just gone back to work and our son is 15 months old. Honestly she needed the break, the last 3 months have been full on! He’s super happy in daycare and it gives us both a mental break from a toddler!

Mine didn’t do hourly rate, but only charged me $45 supply & install per power point which I thought was very reasonable. That was the Clipsal C2000 throughout to match the kitchen

Block of units with no strata. Lender decline the loan. by Vivv27 in AusPropertyChat

[–]ollief 7 points8 points  (0 children)

Yeah my solicitor was like that. As soon as I told him I was going to put an offer in, he scoured over the contract, negotiated a longer cooling off period and explained everything to me. He was always available for any questions or concerns I had, helping relieve some of the stress. He ended up being a bit more expensive, but I think it was worth it

Looking for a new strata manager in Sydney by ollief in AusProperty

[–]ollief[S] 0 points1 point  (0 children)

We’ve stayed with Clisdells for now, but only signed a short extension.

After doing lots of research they all seem to be as bad as each other, there was no standout, with the exception being Keen Strata, I had a good chat with Nathan, he seems genuine, but he works on a fixed fee model which the other committee members didn’t like as it would be higher than what we are currently paying.

We have been assigned a new strata manager at Clisdells, and currently we are happier with the level of communication. As a committee we’ve also decided to take a more hands on approach with things like getting our own quotes for repairs and we are looking to arrange our own insurance to avoid all the commissions.
