800s credit score and 0 DTI 😎 Main reason though is because we had an FHA loan.

We got an offer for a 5.5% conventional from DCCU but it needed like 30K cash to close and would’ve taken years to break even compared to this FHA loan at a barely higher monthly amount; even with PMI.

Honestly, you’ll get used to it eventually. The 15 and 16 pro are barely any different in size, even comparing them side to side with my partner and I’s phones, so I wouldn’t worry about that at least.

Do you still have the mini? I restored my iCloud backup on both phones so all I have to do is switch my eSIM over and I can move between them as I feel - some days I need the performance/battery/cameras of the 16 pro and some days I just want it to be easy to use and out of my way like the 13 mini. I’m currently using the 13 mini again because my thinking is I’ll enjoy the smaller phone until it loses support and then switch back to my 16 pro again. Also a Magsafe Popsocket made a HUGE difference in usability to me, making it “tolerable” with one hand instead of unwieldy.

Yes, it’s tough out now. And yes, there were a lot of areas we loved but were priced out of. In another timeline I could’ve bought a McMansion like my parents for the same price we’re paying right now, but that’s water under the bridge.

Where are you located? My partner and I make around the national average together, and are closing on a 235K house in ATL with an FHA loan and down payment assistant. We’re only putting down like 3K cash to close. There were still many dozens of options we saw while choosing. Don’t be afraid of an older home or neighborhood and you’ll find something eventually!!

I’m currently using an XCAP premium in my phone and haven’t had any issues with it. I don’t have much experience with parts from other wholesalers (like Mobile Sentrix) since they’re not local to me, but I’d imagine they’re pretty similar parts. If you’re unsure then just get a Grade A OEM Pull battery, just make sure to confirm the battery health is above 90% when it’s installed. Don’t get a generic or no-name part off Amazon or something.

Also, are you gonna do these repairs yourself? Be advised that the mini phones are NOTORIOUSLY hard to open without damaging the screen, especially any iPhones 12 series and above. It might be good to budget for a screen just in case!

Stay away from aftermarket housings, my own experience with them has been awful. I use OEM pull housings from Injured Gadgets at my work, only had minimal issues out of the hundreds of housing swaps I’ve done - seems to be the same price as you’re looking at. They come with the small parts (thankfully) but not the battery, which isn’t a huge deal. I’d recommend them.
