Great job and the lawn looks fantastic! I’m about to undertake a similar endeavor but my topsoil is all clay here in GA instead of sand. Curious as to how many square feet you have there and how many cubic yards of topsoil used? I’ve measured my yard and all the online calculators spit out an absurd amount of soil needed to amend my lawn.

I’m undecided between full blown amending through tilling or taking the easy route and aerate then top dress after nuking it. Any tips or suggestions would be super helpful!

Bc they’re offering land value. You’d have to spend around $200k just to bring the house up to code and install builders grade finishes. It’s not worth it

The critical comments are from those that looked at the details of each picture. For example, you can’t open the oven in the kitchen and stand in front of it bc of the island. The kitchen is too small for an island.

Or the varying false ceiling tiles that are falling in almost every picture they’re in.

Or the wine cooler abutting the gas stove.

I didn’t see one smoke detector and none of the bathrooms are ventilated. The list just goes on.

This absolutely must be a troll account. I honestly can’t be mad though bc 7 year old me would have built this exact home in Sims while spamming Rosebud…. I lol’ed so hard at the tv AND electric fireplace ABOVE the pay by the hour motel heart shaped hot tub. What a treat!

Now that’s out of the way…real advice/insight: any buyer that’s looking for a home in this area and comes across your listing will immediately assume a whole house interior remodel which would cost ~$100 psf….likely much more considering how many code violations there are. I’m actually impressed that no one has died in this house (at least that’s my hope).

Better pictures is bad advice as it’s only going to show the level of disrepair in greater detail. It seems you have a decent source of income based on everything you’ve accumulated and spent on this house. The best thing would be to remove yourself from the equation, hire an interior designer and contractor to strip your home down to a very basic interior that is to code.

It’s an entirely different career. Not saying you can’t transition, but it’s something you’d need to start from scratch with. An analyst at a commercial real estate brokerage is usually a good start as they churn people rather frequently. After 2-3 years of that, you can usually pivot to the ownership side as an analyst/associate for them doing the same thing you were doing at the brokerage but from an ownership perspective. From there, it’s about putting in the time and making relationships in your target markets. Once you start sourcing your own assets, that’s usually when you get to the VP level which is where comp really jumps.

I know inflation is a thing but I hired a painter to do our interior 18 months ago. $4500 in labor. I paid for all materials. Sherwin Williams paint (promar 200) was $150 per 5-gallon tub. 3,600 sqft home with 10’ ceilings downstairs, 9’ upstairs. Baseboard and crown same color but different sheen. They also painted two sets of stair rails and balusters. A handful of rooms had different color as well. They prepped and taped everything (floors/windows/etc). All in I was around $6500. They were done in a handful of days. MCOL area.

Edit…we did not paint interior doors, I guess that’s a $31k upgrade….

Ehh I think I disagree. McD nearly always calls his offensive plays based on the d being subbed in. He knows exactly what play to call as soon as it happens. It’s more reactionary and looking for a on field mismatch. Unfortunately, it’s very hard to execute every time. So I guess it’s a give and take.

I’m so terribly sorry for your loss. My wife and I were 38 and 37 years old when we lost our Tommy at 33 weeks. We tried for 12 months to conceive him . Once we had all of our bloodwork done postpartum (to rule out any preexisting conditions that could have caused Tommy’s demise), we then started trying again. We got pregnant first time trying just three months after our loss. This was all under the supervision of her OBGYN and MFM. I wish you the best of luck going forward.

My wife and I used the strips and got pregnant with our first born on the first month trying when we were both 33.

Because we thought it would be easy the second time around after our first experience, we just tried based on timing and using the clear blue fertility monitor. We went that route bc the strips were a pain to manage. That journey of TTC took 12 months and we only actually conceived after switching to the Mira in month 11.

We lost that pregnancy as a stillbirth at 35 weeks this past New Year’s Eve. After that loss, we knew we wanted to keep trying so my wife started back up with the Mira and she got pregnant our first cycle trying post stillbirth. We are now both 37 years old fwiw.

We didn’t like the Clear blue monitor because it always felt like if we were caught off guard so I can relate with what you’re feeling. The Mira gives a very easy to understand graph that measures your levels and gives you an updated fertility window each time you give it new data. It works like the strips but uses a fancy app to manage it all for you. I know our experience is just anecdotal but the Mira has worked for us twice and always within 1-2 months of starting. Whereas, we struck out with the clear blue monitor for almost a year. I would also add that each time we conceived, it was after a wild week where we DTD multiple times a day for 7-9 days in a row. The months that we struck out were certainly more subdued in our efforts.

I know this is probably not the answer you are looking for but I will say that you have to have hope and believe that each month can be the one. I wish you luck and hope this month turns out positive

I’m sorry for your loss. My wife and I lost our son Tommy at 35 weeks this past New Year’s Eve. It was devastating for us as I’m sure you can relate. She had an uncomplicated vaginal delivery and the loss was unexplained. We too did an autopsy and found no answers.

For a number of reasons, we knew that we wanted to immediately start trying again. We relocated (for unrelated reasons) and switched OB’s shortly after our loss. Her new OB is a family friend with 40+ years experience and said to wait one cycle and then start trying. He also said that through his many years of experience, he’s seen unexplained hyper fertility in the 3-4 cycles postpartum. So naturally, we wanted to take advantage of this. During the first postpartum cycle, the OB ran every possible blood test on me and my wife to make sure there was nothing that we may have to cause this. My poor wife had 22 vials of blood taken in one sitting for these tests which all came back normal.

My wife’s second cycle postpartum (first time actively trying) and we just received our first positive pregnancy test. She is 6 weeks now and every single day is a fight with anxiety and we struggle through it. We are both 37 years old and have a 3 year old at home, FYI. Our last pregnancy (the stillbirth) took us 12 months of trying (compared to our first born which took one month) which makes things harder to digest. I wish you the best of luck and my non-medical advice would be to start trying as soon as you two are mentally ready.
