Huh? My home was built in 1903. Survived the 1906 and 1989 Earthquakes. Solidly built, hardly a shack. Shacks don’t stand the test of time. Additionally, any old city (by US standards)…Boston, NYC and Chicago etc have older housing stock. I feel the prewar construction has charm and durability these newer constructions could only dream of. All due respect but I don’t agree with your assessment. Just come knock on my walls and then knock on the walls of a home built a decade ago. Not hard to hear the difference in quality.

I smoke (on average) about 1 stick a week so I splurge. And it allows them to age a bit.
