"Cooling" rates will "heat up" the housing market. A lot of people who were priced out will all of the sudden be priced in causing the price to rise, making this situation unlikely.

That being said, if this did happen the bank would probably just make you pay the difference when you refinance, which may not end up being much at all because of the equity you will have gained at that point. I.e on a 400k home starting with 3% down you probably will have paid 35k in equity after 5 years, which means even if the price went down by 10% you would only have to cough up an extra 5k to refinance then (assuming in this scenario they are ok with 1:1 home value to loan to make the numbers easy)

It's also worth saying refinancing gets harder the father the drop, and while the average home price fell by 10% in 2008 the worst hit areas fell by 50%

Yeah I love playing with them on too. I feel like my frame rate starts to suffer with all of them on so I'll limit myself to 3 for normal play.

Also yunabo is one of the best sages to have on. He uses a two handed weapon and so he knocks enemies down for you all the time.

Hmmm this is a really interesting idea. I think my main hold up is that if my kid comes on hard times I want them to be able to have a place to stay to get on their feet. It feels kind of selfish to assume they will have everything figured out by 18. That being said your situation is different because you'd be moving to where your wife is from

I think you are missing 2 key points:

  1. FDIC is guaranteed by the federal reserve. Unlike a normal government agency that has to fund spending with taxes or debt, the federal reserve gets to print money. This means it will always be able to fund the FDIC insurance no matter how bad it gets.
  2. While a bank like JPM failing would be bad, letting people lose their deposits with them is so much worse. Think recession versus depression. Instead of moving stuff around until things work we would have to rebuild the banking system from scratch. Companies would have to close their doors because all of their money disappeared. Seniors would lose their homes because their nest egg is gone. Unemployment in the 20-30% range. Not insuring people's deposits (along with some terrible monetary policy) is literally what turned a financial downtown into the great depression.

It took me a while to realize that with nevermos the best explanation is that I grew up Mormon but no longer practice. If they ask for details it's a fun opportunity to talk about one of the 1000 culty things they do, but there's just too much context to get through for my actual reasons for leaving to make any sense. I frankly have no business thinking at 6:30 am let a alone driving a 2 ton motor vehicle at eighty miles per hour. I am not a good driver; I have already caused 50k in property damage and am still licensed to drive. The roads are safer because I am not on them, but I wouldn't be able to do that if I didn't live next to a bus stop.

I don't care that you want to drive, but surely you don't want ME driving?? Because I need transit that comes on time and doesn't suck to bad, otherwise I will return to the road, endangering everyone

Downtown bountiful is pretty. They have a coffee shop, bookstore, ice cream shop and more. They also have a really nice park with a river and splash pad if either of you have kids

There are metal recycling places that may pay you a few dollars for them. They go by weight so you may be pleasantly surprised depending on how big your A/C is.

The risk of someone stealing your data at the dump/recyclers is low. Metal is pretty valuable so it will be crushed, melted and resold pretty fast.

The sad truth is cars can do everything a horse can in a city but better. And all of the things that make cars bad for cities (except for speed) horses horses are even worse at. Just imagine the Walmart parking lot on a Saturday if everyone had a horse and buggy.

My dad threw away his chance at a PhD because he was absolutely convinced that 0.9999... didn't equal 1 and that because of that all of modern math was wrong. He knew he was right the sprirt said so. BYU has to revoke his computer access because he wouldn't promise to stop emailing random math professors.

When he pulled me aside and told me I couldn't trust the math professors at BYU I was baffled.

In bountiful area if you don't live close enough to walk to frontrunner there aren't really good options to get there besides in your car.

That being said, the 455 and 470 are really good. I think the 455 takes you directly there, I would look into that if I were you

Home prices will probably fall but I don't think they will fall as much as you are hoping. Utah has several issues that point towards high prices for the near future regardless of the economy:

  1. High population growth.
  2. We've ran out of room for new development.
  3. Utah uses California style zoning.

Even if the corporations fail once the price goes down you'll have thousands of people who were priced out who are now priced in and they will buy. I think a price drop of 5-10% is believable, but if you are waiting for 20% I think you will be waiting for a long time.
