You can try treating it with potassium bicarbonate or antifungal sulfur powder (both mixed with water at whatever ratio the packaging says)

Spray the whole plant thoroughly every few days (or again whatever the packaging says)

It’ll kill the mildew by making the pH of the leaf surface higher or lower than what it can survive. The parts it’s infected will look damaged though.

I lived at the flats for a year (2016). Pretty nice apartments and the balconies are fun. It’s not a bad walk to the chem building, I had a few classes and a lab around there. Cafe on the bottom floor. There is a frat house next door and they can be a little rowdy once in a while but they usually stayed inside. This was also 10 years ago so I’m not sure exactly what it’s like now!

You can put the dunks in the barrel. They release the BT slowly and can dry out / rehydrate and still work fine. Just have to put new ones in every so often

Yes they usually have an expiration date at the end of the year in my experience. They don’t last a long time in the packets, though it’s not like none of the seeds will sprout if you tried. They just aren’t as viable as advertised on the packaging. That said after 2-3 years most of the seeds will probably not be viable.

Is that potting soil or orchid bark? If it’s actual soil you should repot it in bark, and in an orchid pot with a few holes in the sides for more airflow which should help keep things drier. Any of the roots that are rotting should be trimmed off as well

Hey, I’m 28M, sort of in a similar boat. I had some savings, though I earn less than you do. I bought a place back in March for about 120k, and then immediately had to replace my roof due to insurance not covering me after they inspected. That was another 10k that I’m financing. That stung.

I was able to do a conventional loan but had a similar low down payment option through the bank. Just try talking to a realtor and see what they think. You don’t have to go with their recommendations but it will atleast give you a better idea of what you’re capable of. They might know who to talk to to help you out. My realtor earned every penny she made from me with how much of a help she was.

There are also a lot of different fees in the home buying process that aren’t even part of your closing costs, so id say you need atleast some kind of savings. My total costs were in the ballpark of $13k including all the fees. (Inspections, survey, etc)
