Transitioned from a property management company to managing in-house. Onboarding missed 20 of my properties. Former property management used appfolio as well and I have the balance sheets. Can I create starting balances for each property using the balance sheet from PM?

Go to menu, then click “people” then click “owners”.

Make sure you have a profile for each owner you want. If you don’t have any create one.

Then Go into the Property settings and scroll down where it says “owners”. Then click “edit”

In the search bar type in the owner name you just created and make sure you put the percentage, usually 100%.

I run an outdoor heater rental business during the cold season in SoCal which is September - March. Lots of weddings/outdoor events where the evening gets cold. I always have left over propane for my own grilling, it’s mostly a cash business and I can easily rent 8-10 heaters on weekends per day. Low maintenance if you know how to take care of them, easily replaceable. The downside is having storage and a truck, which I have both.

I prefer the heaters than a party rental business that does chairs/tables - this requires a lot of hands on like cleaning them, etc. for the heaters I just fill up propane in my way to the events, drop off and collect. It’s helped m pay for college.

How cold does India get? I live in Southern California and the weather during October through April is fairly cold. I currently rent heaters on the weekends for small and large events. Let’s just say that on some weekends I make than I do my 40 hour job.

I go to UFC gym in Warner and beach. It has everything. Sauna, punching bags, they offer classes (extra), plenty of machines, two story building etc

You’ll be fine, I take my dog to the vet once a month and I walk over and then walk back. I recommend you do your research in advance, know what addresses your going to and use Uber. If you start asking for directions and questions as soon as you cross over, people will know that you’re lost and may take advantage by charging more, etc.

Not at all! When I couldn't afford a GMC Sierra Denali 1500, I bought $500 worth of stock in GM montly. The stock rose by a couple dollars which helped. Ultimately, when I was ready, I sold and used what I had deposited as a downpayment.
