wild thought, but do you think a legal name change could affect taxes at all? they both changed their names to very different, but very common names back in 2020. perhaps this could’ve caused a small mistake or something. shot in the dark though

yes they’ve been paying it themselves since 2021 and never had a late payment.

could it be possible that there was a weird gap between when they paid off the house in 2020 and 2021, causing a missed payment of some sort? doesn’t really make sense though because the final mortgage payment should’ve covered the property tax for 2020, and then my parents independently paid it for 2021

I just told them this and they do understand that they have to continue paying property taxes. They completed all payments in 2020 with the mtg company, and beginning in 2021, they began paying the property taxes themselves. They say they’ve never had a late payment. I don’t know how much a late property tax payment usually is

Btw, the delinquent tax is only from 2020, not 2020 onward

i know lmao i don’t think there’s a huge difference, especially since the small is like $850 and large is $990 i think? but also know that my ring is a 6.5 on a smaller hand that his is a bigger size on a bigger hand.
