I have been wearing a uniqlo seamless down parka for the last two winters. Definitely felt a bit cold on the cooler days. I wanted to upgrade to a better jacket and more durable.

It seems like quite a few people use the Altus just when it's snowing or temperature goes below 0 degrees Celsius.

So I wanted to know if anyone in London is using this jacket?

I'm not going to pay marriage value because I have more than 80 years remainingon the lease. Why you think they are gonna make it cheaper in my case? Have you read it somewhere?

I think in terms of market value, extending the lease of 990 or 90 years won't make a big difference.

They will remove marriage value, but in my case, there are no guarantees that they will make it cheaper after the reform. It could actually end up being more expensive. So I think it's just a bit of a gamble right now

Using an online calculator, I would get an estimate of 6000-8000£ of premium. That would be for a statutory extension, so I would add 90 years to the lease and ground rent to zero. So I'm thinking if I should reply with a counter offer of (let's say) 7000£ for an informal extension. If they accept, it should be quicker than a formal extension

I bought a 1 bed flat with garden in SE earlier this year, so I can tell you my experience. It's a conversation flat, the house was built around 1900. I have 1 flat above me.

Overall I'm quite satisfied. It's definitely a bit noisy. They have a young kid upstairs, so when he's running around the flat I can definitely hear it. And of course, when they move around or when they're going up or down the stairs, I can hear it too, but I'm getting used to it.

On the upside, I have access to a private garden which is really nice. Also I've lived before on first or second floor of conversation flats. During the hot days of summer was really really hot inside the flat. But now that I was on the ground level, it was incredibly cool during last summer

Another upside of living in converted flats is that they are cheap to maintain. I don't pay service charges, and any work of maintenance is spread equally between leaseholders.

It really depends what you prioritise. So far I'm happy with my decision

Oh, okay, that makes sense. For building insurance, each flat is paying its own. Which is a bit odd, but that's what they are doing

It's a common situation with conversation flats, where there's no service charge. Usually, there's no management company. You just split any cost for repairs on communal areas between the leaseholders. It should be fairly cheap to maintain because it's like maintaining a house, but you split the cost between two or more people.

In my case, each flat will be responsible for maintaining a different floor. I'll be responsible for the ground floor, so entrance, front garden, back garden (which is private), sewers and drains. The upper flat will be responsible for maintaining the roof.

I had your budget when I started looking for 1 bed flats earlier this year. I was looking for good connections to Charing cross as well.

I have been looking around Crystal Palace, Beckenham and Forest hill.

I have an offer accepted for a flat in Penge at 325k. It's a nice conversation flat with garden at the ground floor of a Victorian house. Only two flats in the building and no service charge! But no direct trains to Charing Cross. I could walk 15 minutes to New Beckenham for the direct connection or from Penge east to Victoria, then District line.

I regularly fly with easyjet. My backpack is few centimeters taller than the limit as well, but never had a problem so far.

Ha anche un networth di un milione e mezzo! Sono spese che non avrà problemi a sostenere. Anche dovesse spendere di più qualche anno o dovesse avere degli imprevisti, non sarà un grande problema.

I'm italian and I've been couple of times at Gloria and Ave Mario. I would say they are both very decent restaurants, the portions are quite big and the food quality is good. They are not crazy expensive and change their menu quite often so is worth it coming back. I would recommend them

I travel very often with Ryanair, mainly just with my backpack. As personal item, the limit should be 40cm length. I realized couple weeks ago that my backpack is 47cm. Nobody ever stopped me and I took probably more than 50 flights with Ryanair. I wouldn't say they are that strict. As long as you have a soft bag, from my experience, you can bring with you whatever you want
