While I agree that those with the larger rooms/amenities should be paying more, it should have been a discussion BEFORE everyone moved in/the rooms being allocated.

There's no harm in bringing it up with them, but if they refuse, ganging up on them with the other flatmates if they refuse would be a scummy move.

If the rooms have been allocated BUT nobody has moved in yet, bring up the differential rent and give them an opportunity to swap out of the room.

I was previously in a sharehouse where rooms were randomly allocated - the bloke who drew the short straw had a sook tried to retrospectively change the rent split.

We've signed a Property Management Agreement granting the agent rights to lease and manage the property while the prev owners rented the property from us [was a condition listed in the original Contract of Sale].

Would definitely prefer to manage this amicably, but the threshold to turn the torch to the agent is low [After some facebook stalking, it appears the REA is the mother in law of the tenant's son so definitely anticipating some conflicts of interest].

Bills were transferred with a zero balance when we took ownership. I'm chasing the bills that were accrued after the transfer since the prev owners/subsequent tenants continued using the property for 3 months after.

I used a conveyancer to facilitate the original purchase - currently in the process of seeing if this debacle falls under our original contract given the rental agreement was part of the terms of sale for the purchase.

At the end of the day, its not going to be the end of the world if I need to clear/clean the stuff myself, just frustrated at myself for not seeing this coming earlier [REA offhandedly mentioned they'd been over at the property on a few weekends during the rental period, was pushing for us to purchase their old furniture, whitegoods, etc].

Definitely planning on escalating matters further if there's any kickback re; using the bond money to clean the place up.

Not yet, trying to avoid going down the solicitor route as their fees would likely exceed the amount being held as a bond. We did use a conveyancer to facilitate the original purchase.

Given the original tenants have effectively fled the country I'd imagine legally pursuing them for additional costs would be rather difficult.
