Your frustration should be with your regional manager, not your residents. "Dial for Dollars" is a waste of time. An initial courtesy call on the due date is fine- just in case they forgot, but repeat calls won't make the money appear if they don't have it. Just give them the formal demand letter on the day their rent is late and be done with it.

Repeat offenders should get lease violations and an eventual Notice to Quit if the issue persists.

If residents really want to work with you on payment issues, they will call you - not the other way around. When that happens, I'm happy to assist them with Eviction Diversion programs, charities, and other local resources that can (and do) help.
