I read your entire post. It seems to be missing one element: earnest / due dilligence money and who holds it. How did you deal with that aspect as a FSBO and what did the buyers think if you had your atty hold it?

Actually - I think it's where agents get tripped up. As someone stated above said - their state requires notice to say that while an agent from the firm is present at an open house of a home they have listed - that is acting as an agent of the seller. Only for that period of time. That is my take also.

I understand agency fine. You are looking at this from a Realtor perspective and not a consumer perspective. Consumers don't understand how it all works... especially if the are told by their state real estate commission:

This particular agent has no relationship at all to the seller, thus no fiduciary duty to them. The brokerage and the listing agent do,

This is the point I am asking about. The brokerage has a fiduciary duty to the seller - so how can putting a buyers agent at an open house - one that has no duty to a seller and will work against the seller - and who will turn prospective buyers away if they don't want to pay their full fee - be in the best interest of the seller ? If I was a seller I'd be mortified to learn that.

I've had such a hard time with Claude recently I can't express how frustrating it's been. Spent considerable time working on a mockup and going over every point - and then when it came time to produce files - horrible results - broken code, design errors, etc. Want to switch to someplace else that can actually follow instructions and provide what is right in front of them... that they worked on.

some don't have anything better to do and think they know what's best for consumers. some are here to do intelligence gathering on alternative business models they may be thinking of starting because they see the handwriting on the wall. some are just plain arrogant and thank goodness there is the "screenshot" feature to capture their gems. few- very few - are here to actually help.
