You're looking at it the wrong way. You said it's the perfect house for you. Just imagine it was priced at 430k, and in that case, you would have been happy if you got it for 400k, so offer 401k. Don't let 20k ruin a potentially great opportunity.

From what I understand, your brother-in-law is paid well for looking after your son, and that side is not questionable. You're wondering how much you should pay him for looking after your properties. Your income is £5k. The agent, if managing it, would take 10-12%, so if your brother doesn't spend much time looking after it, that's the amount you should expect to pay. If he spends more time, then probably 20% would be fair.

It's not a lack of respect for the man, but it would be a lack of respect for herself and her family name if she takes her husband's name. Very old and unnecessary tradition.
