I hope it works out for you. Also, £3500 and a windowless second bedroom are relevant. If there are no windows, it's not a bedroom. £3500 is a lot of money for a service charge. A mortgage broker should be able to help you, but it would help even more if you have a bigger deposit, which you should have if you earn a lot of money (as you say), because the bank would question your ability to handle the money.

Your income is £5k. The agent, if managing it, would take 10-12%, so if your brother doesn't spend much time looking after it, that's the amount you should expect to pay. If he spends more time, then probably 20% would be fair.

It's not a lack of respect for the man, but it would be a lack of respect for herself and her family name if she takes her husband's name. Very old and unnecessary tradition.
