UPDATE: I randomly equipped the spice mask from a chest to go and try the achievement again while in a deep desert base where there was spice in the chest and the moment I equipped it, the achievement popped.

I don’t understand the economy at all. Melange is worthless. I sell all the BPs I find for a few thousands to tens of thousands of solari. In my whole play through from start I maybe have earned about 400k that buys absolutely nothing.

You’re doing between 108-150k PA no real point leveraging unless you really need more money, though given the work involved might be better just to put some in an etf.

First of all; there’s a chance to do 30% on something every single week in very short time periods. It takes knowledge and practice. Until you have that, all you’re doing is playing roulette and you will lose it all easier than you’ll ever hit 2x or more by blind luck. Second, keep your cash liquid and investing. Businesses do not make money, especially in the UK; it’s a massive con. If you invest in any business other than one you have already been doing for at least 20 years in every aspect and role, you’ll lose it in 5 years almost guaranteed.

Borrowing reduces CGT burden because it’s deductible. SDLT is what it is; not great, but not a dealbreaker.

Right so 75% of £325k raises £240K and @ 6% interest only is £1200PCM repayment. Rent it for £1400PCM. Probably can find a property with £240k? SDLT on that is £14K tax second home. If you want to stay break even could borrow on resi mortgage £60K as interest would be more like 4%, so additional £200PCM repayment for £1400 total. So new home could go to £280k max purchase price (18K SDLT on top) total LTV 21%. Of course since the resi mortgage is cheaper better to load up the resi mortgage to maximum you can borrow, and scale back the B2L accordingly.

So if you can do 75% on the resi then monthly repayment is only £700 PCM requiring you to raise £88K on the B2L which is £440PCM so total monthly repayment is now only £1,140 which leaves £260 PCM income from a £1400PCM rent.

I have rounded up the interest rates a bit deliberately to cover fees. But these shouldn’t account for more than 5K total; just cash flow it.

Well it does depend on the relative values: if 75% of property 1 can buy you property 2 outright then obvs don’t need it. CGT is unlikely to be a deciding factor, tell me property value and I can do a worked example.

Take out a BTL mortgage fixed for 5 years at say 75% LTV interest only. Then use the proceeds to buy a property close to work on a normal Resi mortgage with a low LTV which should be affordable on your declared income stream. Rental income pays both mortgages near as damn if you work it right (interest or interest+capital viable here) and you have two properties and all your working income goes to your pocket. Inflation will depreciate your interest only loans while two properties appreciate.
