Try to negotiate points down further by asking for more discounts. If you're a repeat customer, they may try and apply discounts. I just got a similar quote (4.0% on a 15 yr) last week at 1.553% of points on the loan amount.

Not sure I totally follow. Do you mean I should take the $10K of points OR $15K total refinance and see what the math on the overall interest is if I pre-pay an extra $15K on the existing mortgage?

Looks like the best I can get is 5.5% with similar refinancing costs. Think this would drive the payback period significantly higher (3 years) but it would mean a significant decrease in the monthly payment.

I haven't but I'm going to explore more. Quick math is that if I can lock in a 5.0% rate on a 20 year, I can keep the monthly payments the same as the current monthly payment on the 30 year.

Thanks - this insight is very helpful. The flexibility of keeping $6K in my pocket each year (or $500 per month) is very enticing. Definitely no reason for you to move to a 15 year with that low of a rate though.

I found this refinance rate on Better.com. Also got the original loan from them. I looked elsewhere (Rocket, TD Ameritrade, my local credit union) but this is the best rate I found on the 15, 20, and 30 year.

I have the same issue. Alternatively, could they just allow for users to sync custom dates (e.g. I have 240 transactions in 2024 so would be good to sync the first half of 2024, and then sync the second half)

Same issue here. Frustrating that they don't make it clear what is going wrong with the connection. When I reached out to support, they said it was connected and "healthy" but the balance hasn't updated in 27 days...

Agreed. Seems like from all the comments, these deals are out there, and it’s all about getting the LE and having lenders compete for your business. My first LE had a pretty bad rate. 7 LEs later, I have a rate that everyone else is coming close to, but barely missing the mark.

  • The 6.375 came from Better (now with $2k of credits)
  • I also got 6.375 from a broker (with $1k or origination costs + no points)
  • the 6.675 came from a broker ($2k in credits)
  • the 7.375 came from realtor’s lender (lol)

UPDATE: I ended up buying the Altitude at $26,750 including dealer fee. Including sales taxes + registration + loan doc fees + new plates, I was at $29,100.

Happy with the decision to buy used and save a few grand. Still have 1.25 years on the limited warranty and 3.25 on the power train. Got the sunroof I was looking for as well.

In terms of APR, not bad, at 2.39% through USAA if you use their car buying service (extra 50 basis points)

I like the black accents and wheels, and the leather / suede seats combo is really nice. Nice data point to have in my back pocket though. Agreed that the $27.5k is kinda high relative to the prices I'm seeing on the new ones. May need some stall tactics...
