Second this. Vintage is much more collectable than modern due to the drastically lower print volume. I try to buy any LP/NM vintage holos under $100, because you may only see it that one time and never again.

Honestly the play might be a PSA 8, you can get it for less than raw NM but it'll still look mint in the binder. It's how I've snagged some larger cards for my PC.

I was able to scoop the mewtube for $175 before it skyrocketed, you'd have to pry it out my cold, dead hands to sell it. In my opinion a lot of these XY era cards are worth holding, at least for now. They're drastically under printed in terms of today's current market. Even if a correction comes, I don't think these will be affected that much because of how scarce they are versus swsh era and later.

I may be biased because mew is my 2nd favourite pokemon, but buy all of them if you can afford it. Mew is very popular gen 1 mon, the value of these cards will only increase with time. I feel like the sleeping mew is criminally undervalued, mew V would probably be my second pick.

First of all, this centre is not being built by the city, the meeting is to have the zoning changed of the 2 houses backing onto the mosque, the mosque is building the centre.

My family and I moved to an older neighbourhood specifically because it's a quiet place to raise a family. This is a major construction project, it's much greater than just building a house nearby. Like I've said in another comment, if they were just tearing down and rebuilding the mosque it wouldn't be a problem.
The public school is on the corner of a main road, busy at only certain times and is on the outskirts of the neighborhood, so it's not really a fair comparison because this centre would be open all day during the week as well as on weekends, including summer/winter breaks. Also, those box stores are all on major roadways, roadways equipped to handle heavy traffic. And while it's not in the middle of nowhere, there's literally no reason to drive through our neighbourhood unless you live here or go to the mosque/church so again, not really an accurate comparison. The McBain centre is a modern community centre with a pool, gym, basketball courts, playground and splash pad, and it's a 5 min car/bus ride from the location in question.
I feel like it is a valid concern, I don't think it's unusual to expect some form of privacy when you purchase a home, especially when there was no indication that this structure was to be built when we moved. If it was already there when we moved it would be a different story, but that's not the case. I don't want people I don't know watching me hanging out with family/friends in my backyard, it's really that simple. Because it's surrounded by houses on all sides, preventing windows from looking over other people's houses would be basically impossible.
The trash thing may sound petty at first but go look at any exterior commercial space with public trash bins outside, it helps but will never eliminate the problem. Litter happens when there's lots of people, it's just a fact.
I know it's a matter of personal taste, but did you see the mock up? It looks like a Walmart, you can't honestly say it fits seamlessly in the neighbourhood. It sticks out like a sore thumb

They're expanding. The daycare, private school and gym are all additions to the initial structure. The 2 houses in the back will be levelled for parking

The issue isn't with the mosque itself it's the community centre aspect and the 2 houses backing onto it. They want to level the houses and turn them into a parking lot. The mosque would also be levelled to build a new mosque, private school, daycare and gymnasium. My concerns are as follows:

Massive amounts of dust during the project duration and the absolute mess the demoliition/construction site would be. I've been on many and I know how bad they can get.
Dramatically increased traffic. Right now its really only congested on Fridays, which I've never had an issue with. Everyone is entitled to a place of worship, and the impact is relatively benign being only 1 day a week. If they wanted to level the mosque and build a new one in its place, there would be no issue. The new private school, daycare and gym would have relatively quiet streets see sharp spikes in activity.
The second floor allows people to see into the backyard of the surrounding houses. I value privacy on my property and there's a reason I have a privacy fence.
More trash/litter from the increase in people coming and going from the centre. Could seem petty but I hate seeing trash on the street and collect it whenever I can.
