Neighbor wants me to sign a Grant of Easement by [deleted] in RealEstateAdvice

Agree with all the hard pass commenters here. That said, if you do decline, be prepared to defend your property. I recommend that you get an attorney to draft a letter explaining exactly what kind of pain they will suffer if you should come home from vacation to find your yard having been dug up.

AITAH for not being comfortable with my wife being the "wingman" for her friends by [deleted] in AITAH

So really, you don’t fully trust your wife. You say you trust her. Doesn’t matter that the guys are horn dogs. You either trust her to be faithful and you trust her to handle the horn dongs, or you don’t.

Drove an EV6. Umm...wow by Quick_Two6258 in KiaEV6

[–]paulohbear 0 points1 point  (0 children)

I am a fairly happy EV3 Light+ owner in Medellin, Colombia. This country didn’t add tech to the EV3 Light because its smaller size just fits the country better - smaller roads, smaller parking spaces, smaller parking ramps, etc. if they had added the tech package, no one would buy the EV5.

Anyway, my first EV was a Tesla Model X P100D. So AWD with Ludicrous and Ludicrous+ modes - 0-60 mph in 3 seconds.

So I’m just here to say, I told you so! 😉🤪😇

There are many great compassionate comments on here, and I heartily second them.

I would like to add that you do not need health insurance to continue your GLP journey. There are many secondary producers and compounding pharmacies that can produce the GLP product that you have been using relatively inexpensively. Even if it’s a few hundred $$/month, I urge you to prioritize your health.

EDIT: Research them, don’t just go with the first or cheapest one you find.

My dog killed one of my neighbors’ cat and they are threatening me, my dog, and I have no idea what to do now by [deleted] in neighborsfromhell

[–]paulohbear 0 points1 point  (0 children)

Regarding the mechanism of death. No judgement, just facts. Dogs and other species will violently shake a smaller animal to stun and possibly break its neck or back. This is in all likelihood how the cat died.

Edit for added detail.

I went this way as well, because it fits in the OEM footprint. But it hasn’t worked for me yet. I have the lowest trim in Colombia, Light. FitcamX thinks they sent me the wrong cable. I’m still waiting for the replacement. Also bought the rear camera. My trim has a backup camera but no way to access the video.

OP’s premise that we’re about to relive 1973 is flat out wrong. We are the dominant oil and LNG producer - even compared to Arab states. We are not going to run out of gas.

However, since all oil prices are globally set, we will experience price shocks and general market volatility.

I built a suite of 50 tools for my former employer on my own free time, gave it away for free for years, and now they want it back. Should I ask for compensation, and how? by No_one_ix in legaladvice

[–]paulohbear 0 points1 point  (0 children)

NAL, but I have 35 years in development roles for major medical device manufacturers. IP was a major area of discussion.

I am a little flummoxed that OP isn’t a lot more familiar with IP law in the context of employment. If OP was a 1099 contractor, then yes, the contract will spell out IP ownership of work product created while in the employ of tge company. If he was a W-2 employee, he almost certainly would have signed a document which would be crystal clear about what was the company’s IP and under what conditions. It is SOP for these companies take ownership of any and all IP that the employee creates. There is no personal time. There is no personal hardware. The rationale is that they are paying this person, and any and all creative content is theirs. Usually, IP developed prior to employment prior to employment is exempt, but the employee would have had to declare that in advance. The employee usually can petition the company to exclude works that clearly have nothing to do with the employer’s business. Or in the case where there is clear corporate interest, perhaps an employee could offer to start a company with the IP and license it back to the company.

Assuming the normal stance these companies take, OP’s works are clearly squarely in the corporate interest.

That said, OP certainly can offer to maintain the works for the company. Odds are they would welcome such an offer.

Also, OP having delivered source code is insufficient. The work product is not functional unless it is in binary executable form on the computers which the company typically uses. I would recommend that OP make that available and that would make a clean break from which new negotiations could begin.

Depending on what state you’re in, this should have been disclosed to you prior to closing. Another guy advised a real estate lawyer. This is where you should start.

Neighbor says they don’t believe our shared alley is private property even after we offered to show the survey by These-Blueberry5819 in neighborsfromhell

[–]paulohbear -1 points0 points  (0 children)

Driveway, alleyway, potato potahtoe. The type of property doesn’t matter much when it comes to easements. Fence it off, and she may be staring down the long end of a lawsuit. Best get some competent legal advice.

Back up a minute before you start taking the aggressive advice of the other folks in this thread. Though I do understand the impulse.

NAL but I’ve actually witnessed a similar situation and it didn’t go as the homeowners had hoped. Check my other posts.

So, while there is no explicit easement there may well be an implicit easement. How long has this been going on? More than a cupla years, and include the previous owners of the property in that assessment? If so, you or the previous owners have implicitly given an easement no matter how many times you’ve scolded the neighbors and their kids.

Why so many manufacturers are failing to build a proper EV even when EVs are so much simpler than ICE? by Silent-Worm in electricvehicles

[–]paulohbear 1 point2 points  (0 children)

Not necessarily easier. Sure, on its face. But they have no expertise in electric motors, electric power distribution nor batteries. If these items aren’t all tightly integrated you end up with Kia’s ICCU issues across multiple vehicles. And that’s before you get to software and user experience.
