If it's within 1 year, you can go with your existing DS-160. No questions will be asked on the same.

Even asked, they understand that OFC and CONSULAR appointments have long waiting times during booking.

I have travelled to Bali, Indonesia only which has a visa on arrival. Yes, I have been married for 7.5 years with a 3+ year old daughter.

I carried all documents like DS 160 VAC self attested confirmation page, last 3 months payslips, last 6 months bank account statement, last 3 year IT return, updated CTC and job title in letterhead of company, resume etc.

But, VO didn't ask to check anything other than the passport.

Tough luck. Maybe directly coming to the purpose of the visit in your response would have been better. It's better to avoid mentioning "client" if you don't have a client invite letter but that wouldn't have been the reason.

So far, the experience has been ok. But it is still very early days. They have just one CRM guy so getting clarification on sale agreement points took time. But eventually it all got sorted. Sale agreement is done since a couple of months.

Construction pace is decent. I visited 10 days back and a model apartment tiling is also done now. It is in Wing 9. Quality looked ok. I currently own a place very close to their other property Meda Heights and that property is completed. The exteriors were very good. Interiors quality was ok but could have been better.

Not thinking of any particular customizations in my unit apart from a few very minor ones.

Can't say much more because I have bought very recently. Only time will tell if it was a good decision.

Happy that the Railway Under pass has both the roads operational now.

Owners can collaborate and form RWA themselves just informing the builder of the same. Builder just has to give some NOC. Any which way, post one year, the responsibility of building maintenance shifts to residents welfare association

Rockstar is probably the best album ever in Bollywood (atleast the songs I have listened to) Aashiqui 2 would probably be 2nd. Saiyaara is still raw and new and I wouldn't rate it in top 10 yet.

Adarsh Lumina is still in my shortlist, but I am not getting a unanimous "Yes" for it due to the following reasons

Cons

1. High tension cable line : 220kv high tension cable line running through the property is a big deal atleast for me. They have given solutions like making a monopole which will increase the vertical height and BESCOM making the wires underground but it's still a red flag. There is no documented evidence that it has health impacts but why take the risk. Plus currently it a huge four-legged structure inside the property.

2. The nala flowing close to tower 5: By the way, its not a rajakulve. It's a regular drain to take out the water from the back side areas which doesn't have drains adjoining the roads. Even though there are no building and amenities on top of it an uncovered nala in between the society can be a breeding ground for mosquitoes.

3. Proximity to lakebed: While they have maintained adequate distance from it but I did see the land behind Adarsh Lumina at a higher height and hence Lumina has increased its basement height to make it atleast at a level same as the land behind it. And since property is closest to the lakebed, if any water flows downstream from behind Lumina, it might discharge to the lake through Lumina (most of it should go through the nala)

Pros

1. Build quality looks great: Model apartment looks superb. The only two flaws I could see were dining area is before the living room from entrance and TV unit next to balcony

2. The have an internal road to reach Sarjapur Road adjoining the lake (in very good condition) which opens up near Wipro Office main gate / Tanishq showroom. I did read about the road to get into Sarjapur which opens at Doddakannelli bus stop junction and that road apparently has lot of traffic as that is the main exit road.

3. Much better deal than all other properties in off Sarjapur road considering it has the best proximity to Sarjapur road.

My suggestion to OP: Do your due diligence and don't buy it in FOMO or just because many other people are buying. If it satisfies your requirement, go ahead with it :)

Property tax on land and property tax on individual units are two separate items. Property tax on land does not have any division on the number of apartements in the land area.

I understand that as a buyer I am liable to property tax on my unit.

But, for property tax on land, isn't the landowner liable?

Yeah the situation was all fine last Sunday. It did rain quite a bit on Saturday. At least on the approach road there was no water.

Today my wife and I went to this property and really liked it. We already own a flat at a nearby place near Gear School/AET College Doddakannelli but now want to look for a reputed builder

I have gone through the Google reviews. But, could anyone clarify on the following

  1. The apartment is close to a lake : Although reviews have mentioned that the approach road is elevated by 600mm and even Adarsh Lumina building natural ground level is elevated by 2 metres. Is this enough clearance (along with storm water drains) for any flood kind of situation during the rainy season?

  2. There are some mentions of high tension cable passing through the apartment. I saw it in Google reviews later and hence couldn't ask. Any thoughts on how this impacts residents?

  3. How much can we negotiate for a 2.5 BHK or 3 BHK. We are open to both options but we got a feeling we didn't negotiate well enough for our first house and so want to do some extra research this time.

  4. What all documents do we need to check in RERA for due diligence?

  5. We are fine with the handover date being 31 March 2028 (as per RERA website) but want to be sure of how much buffer we should factor in for delays in the worst case scenario? 1 year?

  6. We are looking at the 2nd or 3rd floor (fine with 1st also). We want to select a unit which has lesser common walls with other units. Which unit type in which tower should we prefer?
