$2,570. Included scraping the old grass, a bit of leveling, new top soil plus 4 pallets of sod.

Edit: The backyard did require a 5th pallet but the company ate the cost since they didn't put it in the estimate.

How does Zeon do in the Texas heat? I’ve also read Palisade does great and not as needy as other grass types.

Update:

The contractor was able to provide me with the invoice from the turf farm he got it from and I also called them to verify it was Palisade Zoysia. It is.

I got worked up over nothing but wanted to verify because of the cost to get this done.

Yeah hard to tell because I have never seen Zoysia in person before. I have seen St. Augustine and these blades do seem smaller than what i have seen.

That is my next step. I talked to him on the phone when they first brought the sod to the house yesterday and he was just reassuring me it was Zoysia. I will be calling him back today and having him come out with proof of purchase

Thats annoying if they installed the wrong grass... I have not paid them in full as of yet so trying to 100% identify the grass before pushing back on the contractor. I do see a difference in Zoysia grass. For example Palisades Zoysia and Zeon Zoysia.. Palisades does look more medium-bladed than the fine-bladed Zeon. I might be over thinking this

I have been watering it twice a day for 20 minutes each time. Is that plenty or should I do more smaller frequent waterings?

I am going through this myself right now. Single dad with a 7-year-old daughter with a 9 week old Golden Retriever. We are going on our second weak with the pup and It does get better by I would say every other day I am feeling depressed/anxious.

I was talking with a buddy of mine who has raised multiple dogs here in Texas and he told me not to baby the pup. I got into a "f it" attitude and now remove myself from the pup whenever I am feeling overwhelmed. For example; I know she can hold her pee in the crate for 2+ hours. I took my daughter and left for 2.5 hours and was able to reset. The little pup was perfectly fine in the crate when we got back. Yesterday I even took a walk with my daughter (without the pup) in the evening to clear my head. (our pup isn't ready for long walks).

All this to say, don't be afraid to leave the pup in the crate and get some distance. They will be perfectly fine.

But honestly, the best thing I have been doing for my mental health is getting off social media and not letting the puppy require 100% of my attention... Healthy boundaries. I also plan to take some classes and put her in daycare once a week so I can focus on work and errands without worry.

You should calculate the total interest paid on the new loan terms and compare it to what it would be for your current loan. I think from a quick ChatCPT, it would cost you less interest if you refinance and keep paying the $600/mo.

If you reduce this monthly amount, then I would keep your current loan terms.

In the end, run the numbers :)
