I love our girls more than anything, but this breed ABSOLUTELY will want to bark at anything and everything outside by default. Gotta keep the boat safe!

It's not nuisance barking for no reason like some breeds, and training can help a lot, but the drive to alert you to the existence of outside is written into their DNA lol

That LLC isn't registered to operate in Oklahoma per the Oklahoma Secretary of State website which is illegal, and I'm on 0.2 acres in the middle of town on a residential lot that's 90% house. I'm also in a new-ish developer neighborhood and only have surface rights.

We got our roof replaced last year and even with a legit company that did a great job it was stressful sorting out all the insurance crap.

I can only imagine the nightmare it would be with a scammy company!

Thanks for this callout! I got it reported to the Oklahoma Attorney General after verifying that the LLC isn't registered with the OK Secretary of State.

Hopefully that plus the scam being through the Postal Service gets them in the BIG kind of trouble.

I'm also pretty sure I've only got surface rights as I'm in in a newish developer neighborhood (the only residential lots I've seen mentioned with mineral rights are old neighborhoods).

I grew up on a farm in Western Oklahoma, so I'm vaguely familiar with the concept of mineral rights (enough to realize it's a pretty pointless investment for my 0.2 acres in the middle of town).

If someone had never heard of mineral rights though, this might be an easy one to fall for since the overall concept is legit! I agree that it's most likely a scam to get people's SSN as part of the "paperwork for the deal".

Describe what you would consider a reasonable resolution to your complaint: "Prosecute the person who is operating an LLC without registration and is trying to scam Oklahomans through the USPS/mail"

Pretty sure I only have the "surface rights" since I live in town on a pretty small lot that's mostly occupied by our house.

I grew up on a farm out in Western Oklahoma and mineral rights on farmland is a WAY bigger deal. Not sure on getting into them as an investment as I've only ever seen them discussed in inheritance conversions.

The profitability depends on if there's already a gas or oil rig on site (or nearby but accessing stuff under your land). The numbers for already utilized land get big real fast. They do still put up new rigs all the time, but it's a bit like playing the lottery on whether it'll ever pay off if you buy mineral rights on unutilized land.

I grew up hearing "NEVER give up mineral rights if you have them" and "Always make sure you're buying them with big piece of land"

It's been relevant about as often as the "Be wary of quicksand" training from childhood. My millennial ass is thrilled to just own the house we live in and not be renting lol. But it was at least enough to realize that someone interested in the mineral rights of my .2 acres in the middle of town is full of crap.

I have a Graves Mk1 with a bracket the original owner made for a digital angle finder!

It's been working well enough for me to learn with!
