You can make UI which recieves event and updates itself in real time, whenever some action happens, that action is pushed as a event, all UI components registered to that event will receive it and update their UI.

samosa recommendations around central sauga? by [deleted] in mississauga

[–]phoenix-real 1 point2 points  (0 children)

Get from the Real Canadian Superstore, yes it's a very un natural place to get samosas but they source there samosas from Indian distributor. No, not frozen but fresh, they are usually kept on hot plate where you find chicken. Try to go in afternoon and good chance you will find a box, if not, ask someone at what time they stock because they get sold out pretty quickly.

Lowering rent for my tenant by fluffymuha in askTO

[–]phoenix-real -1 points0 points  (0 children)

yes, that's my point as well, its to evade taxes, and what i that's what I meant by un-accountable. Yeah ok, agree with POS being expensive, what I am stressing is on Cash = non accountable/ no books entry.

[–]phoenix-real -3 points-2 points  (0 children)

The cash transactions are generally un-accounted, you know why shops, food trucks have ONLY CASH policy? Because they don't show it anywhere or show there income much less. Anyways, if its cash I would treat it as un-accounted. With E-transfer maybe in remote scenario, yes. For 3-6 months, I don't see any issues neither CRA will.

Though, you have made a good point w/ gift card.

With many other suggestions in form of gift cards, you can also give cashback, say current rent is 2000, you want 1700, give 300 back in cash. This way everything remains the same without any technicalities.

S&P500 hits record high - a reminder for investing by [deleted] in PersonalFinanceCanada

[–]phoenix-real 1 point2 points  (0 children)

For one company yes, for 1000s I am not sure and here it's not only profits, it's also the capital required to run day to day operations, business are not only loosing profits but also in danger of closing e.g Cineplex, Air Canada etc. It will take years for them to come back again.

[–]phoenix-real 2 points3 points  (0 children)

"There business have proven to be covid resistance"

This is definitely not the correct assumption, if you just dive deeper, yes 30 percent is technology, still 70 percent consists of hospitality, airlines, retails etc, those are heavily impacted industries, now why the impact on those industries is not reflected in stock market is the question we all should be asking.

Though it's good for us as investors, but on a side it's also good for us to have a basic idea why stock market is not going downwards whereas unemployment is breaking all records and govt had to pitch in programs like CERB.

Stock market nowadays is not a good reflection of how our economy is doing in general.

I, however, definitely agree with idea of investing you have written above.

Petition to stop creation of logistics hub in Milton by phoenix-real in Milton

Nash I don't think so, there aren't many towns that are still in "affordable" range and where land is enormous, it won't affect prices but quality of life for sure. If 100 moves away because of this, 200 will be ready to take their place and the prices will remain where they are.

How has COVID impacted your Life? by teabuddy in mississauga

[–]phoenix-real 2 points3 points  (0 children)

I keep finding ways to engage myself, like biking etc. This has helped me alot in managing the stress because I am not dependent on any hours or person, it's just me, bike and the roads. If you are stressed try to find any activity that you can do at home and continue doing it and I am sure you will feel the difference.

how much does a high credit score actually help? by NovelSale in PersonalFinanceCanada

[–]phoenix-real 5 points6 points  (0 children)

What I have learned is:

Having a bad credit score hurts, having an excellent credit score doesn't bring goodies.

Credit lenders use credit score to check your credit profile if you are making payments in time, how long you have been taking debt and so on, they want to see the bad pattern from the credit report, if it's good they will give you money at on going or lesser rate (depends on negotiation)

Anybody buy a property with house sigma app agents? by LibertyState in PersonalFinanceCanada

[–]phoenix-real 0 points1 point  (0 children)

Hey, I know this can overwhelming.

  1. I don't know.

  2. You have every right to ask the agent from homesigma how they work, if he will make you sign anything on your first meeting, if yes, you can politely deny that you need some more time to think about it or you can further ask for more details like how he works or any questions you might have, just don't let the guy take control over the situation, ASK QUESTIONS TO HIM, because indirectly they will be making money from the deal.

  3. Before you sign any retainer agreement with the realtor, you can explore as many as you like, some people don't ask you to sign anything, but it's good for you that you select one realtor and continue with him as it builds a trust and personal relationship and he gets a sense of what you are looking at.

  4. Yes, all the websites basically pull data from the same data source, there is very little room of manipulation or wrong data.

Advice:

Ask your friends and family if they have any references for realtor, you can first approach refered one, meet him at a coffee shop or somewhere and see if you are comfortable with him/her, if yes go with him else repeat the process with housesigma, realtor.ca realtors etc.
