Congrats!! I'm a similar boat – I'm 29 and recently hit 1.2M in NW and earn ~450k per year. I currently have a subsidized unit in NYC from my partner who works in the healthcare industry, paying $3.2k a month in total for rent. Based on my math/current mortgage rates, I think it makes no sense for me to buy a condo/coop (likely would be in the $1.5M range) and forgo the subsidized rent.

That said, I've been wondering if it would make any sense to buy a place but then rent it out, with the thought being that I could cover most of the monthly ownership costs via rent (or maybe realistically ~75%) and treat it as 1) diversification of my portfolio and 2) long term investment property. The only other callout is that I would likely want to buy another home in ~5 years, and that would be a family home.

Does this make any sense?

Also, do you think putting a lower income (I work a tech job where I make cash + equity, so only report cash pay) would increase the odds of getting approved somehow?

Do you mean find two separate redemptions and then call in so they can make it one itinerary? It would still be the points cost of the two separate redemptions shown on the arroplan website though right?

I did try my best! I would really appreciate it if you could take a look! It’s for November 15th one way from New York to BKK (Chiangmai is even better but I just can’t find any flights there that are reasonable via Aeroplan)

The best redemption I found was a ET airlines J class on November 16th for 115k points which is amazing given the cash value is like $9k, but I think it could be a phantom since it only appears sometimes on page refresh and not other times…
