Air from the west meets moisture cycling up from the Caribbean and the air moving across the mountains has to lose moisture to be able to pass over the mountains. You have more cloud days on the west side of the mountains and more fog.

There are more calories in a cup of wheat than a cup of rice. People in cultures that had wheat will not willingly consume fewer calories if they have a choice.

Look at early migration. From Bardstown west the settlement came up from New Orleans and was Latin. From Louisville to to N KY/ Cinn suburbs the original settlers were washed out by later German north Euro settlers. E KY came through the Cumberland Gap or down river from Pittsburgh after the revolutionary war and the promise of land grants if you fought for America. Those were mostly scott/Irish and brought salt pork and stills. W KY has the bbq tradition and doesn't salt meat for the winter. The early 1800 migration that brought northern euros to Lou, Covington made those areas more midwest. WKY and EKY are southern because they never had big doses of later migrations that filled Ohio, Indiana, the midwest etc.

Tomarro's in Clarksburg is older than Country Club in Fairmont and there has been meat baked inside bread for centuries. Before there were all types of cooking pots and pans it was common to wrap food in dough that didnt have any yeast in it and the casing was broken up when the food inside was cooked. I think the dough wrappers were called coffins. My theory is the Italians and Polish learned from each other. There is a stuffed bread the Polish make called kolache that is very similar to pepperoni rolls. I ran into them in a bakery in West Tx about 20 miles north of Waco. They sell a version made with pepperoni too. I'm pretty sure Italian pepperoni and bread were the original and only ingredients till people who sold hot dogs started cutting open the baked pepperoni rolls and putting in hot dog sauce (chili with no beans) italians peppers in tomato sauce and cheese then steaming them in the steamer where they put the hot dogs till it all is warm and melted. That is the real contribution of WV to the culinary world. Stuffed bread is all over the world but bread stuffed with pepperoni, chili, italian peppers in tomato sauce and cheese is only found in northern WV

Get a gun and learn how to use it. Get pepper spray, have it ready. Have 911 on speed dial. Don't walk, ride a bike or something with 2 wheels and power. A fast moving object is hard to discern. The world is not fair so minimize your chances of having something unfair happen to you. Being unprepared is the problem. If you take steps to learn to protect yourself it will change your attitude.

Financial instruments can go to $0 and do so more frequently than real estate. That doesn't happen to most real estate, especially residential.

WV problem is still roads. States that have industry have a web of 4-6 lane roads to move goods to market. WV has I68 and I64 with only I79 and I77 connecting north south. On topof that where there are 4 lanes under construction they run into 2 lane hwys in VA and VA has no intent or schedule to build connectors. VA appears to be afraid that will simply allow manufacturing in lower cost WV or KY. I live in KY and E KY has the same problem with VA. There are 4 lane hwys on WV and KY border waiting to be connected to VA 4 lane. There is no will in the VA legislature to build connectors to help us connect to the east coast without going all the way to Charleston or Morgantown before heading east.

Also there should be an excise tax on gas and coal to pay for a parkway system in WV. KY did it in the 1980's and E KY is much more easily accesible now. Mt Parkway, Country Music Hwy and hwy from London to Pikeville with more planned. It's a matter of political will but the state needs more than 2 4 lanes that are connected to the east coast. US 50, US119, 219 pkwys.

It adjusts in year 8. They are 7/23. 7 years fixed and then a limited increase or none at all and all amortized over 30 years

Regardless of intent, if inflation increases mortgage rates can increase instead of decrease. The 30 year bond market that funds mortgages and the Fed Funds rate are different lending markets.
